About the role
The Project Cost Analyst plays a crucial role in delivering large-scale, mission-critical data center projects. They are responsible for developing and maintaining integrated schedules and cost controls to ensure informed, real-time decision-making across complex construction programs.
Responsibilities
- Govern the project cost baseline, WBS coding, and weekly reconciliation of commitments vs. actuals across all cost systems.
- Produce cash flow models, rolling forecasts, EAC reports, and executive-ready variance dashboards integrating schedule and cost data.
- Own the end-to-end AFE and Capex authorization process — from package preparation through board-level sign-off and lender draw support.
- Maintain compliance with internal controls, SOX requirements, and audit readiness throughout the project lifecycle.
Requirements
- Bachelor's degree in Construction Management, Engineering, Finance, Accounting, or related field. Equivalent experience considered.
- 3–6 years of project controls or cost engineering experience on large-scale capital construction projects ($50M+).
- Demonstrated experience maintaining project budgets, WBS structures, and managing Capex approval workflows.
- Proficiency with cost management or PMIS platforms (Oracle Primavera P6/EPPM, SAP, Procore, e-Builder, or similar).
- Strong Excel skills (pivot tables, complex formulas, financial modeling); Power BI or Tableau a plus.
- Solid understanding of construction contracts (GMP, lump sum, IDIQ), change order management, and cost-at-completion forecasting.
- Excellent written and verbal communication; ability to present financial data to non-financial stakeholders.
- Able to work in a fast-paced hyperscale construction environment with concurrent multi-project demands.
- Experience in datacenter, energy infrastructure, oil & gas, or hyperscale construction projects.
- PMI-SP, AACE CCP, CEP, or PSP certification, or active pursuit thereof.
- Experience with Earned Value Management and EVM reporting systems.
- Familiarity with construction loan draw processes and lender-side reporting.
