Key Responsibilities
- Own and deliver monthly capital reporting packages — cost reports, budget reconciliations, schedule of values, variance narratives, draw requests, and compliance certifications.
- Serve as the primary project-level liaison to the capital partner and their Owner’s Advisor, managing recurring monthly reporting cycles, information requests, and site visit coordination.
- Track capital agreement reporting requirements, draw conditions, and milestone triggers — proactively flagging risks to the Portfolio Controls Director and the finance team.
- Clock draw supporting documentation including lien waivers, stored materials, and insurance certifications.
- Support due diligence requests, Owner’s Advisor site inspections, and audit processes as required.
Cost Management & Controls
- Maintain project cost reports, budget forecasts, and cost-to-complete analyses on a rolling basis.
- Track and manage the change order log in coordination with the GC; review change order backup, validate pricing, and ensure timely approvals and budget updates.
- Monitor committed costs, actuals, and cash flow against approved budget.
- Review project cost and schedule status with the Portfolio Controls Director and project leadership on a monthly basis.
Schedule Monitoring & Reporting
- Monitor and quality check the GC-submitted schedules for logic, float, critical path integrity, and milestone compliance — escalating schedule risks to project leadership.
- Incorporate schedule status into monthly capital reporting packages; align schedule narrative with cost and change order impacts.
- Track key development and construction milestones against lease obligations and capital agreement requirements.
Qualifications
- Between 8–12 years of project controls experience on large-scale capital construction programs — hyperscale, mission-critical, industrial, or infrastructure.
- Demonstrated experience on the owner’s side in cost management, capital or lender reporting, and third-party advisor coordination on large-scale capital programs exceeding $500M in total project value.
- Deep fluency in project controls fundamentals — GMP contracts, schedule of values, earned value, cost-to-complete, change order management, and schedule analysis.
- Experience on construction loan or capital draw mechanics and Owner’s Advisor dynamics strongly preferred.
- Executive-ready written communication skills — monthly deliverables go directly to the capital partner.
- Proficiency in Autodesk Construction Cloud, Procore, Primavera P6 or equivalent scheduling platform, and advanced Excel.
- Data center or mission-critical infrastructure experience a strong plus.
- Bachelor’s degree in construction management, Engineering, Finance, or related field; PMP or CCM a plus.
- Strong analytical background with experience in EVM, cost forecasting, and variance analysis.

- Comfort operating in a fast-paced, high-accountability environment with multiple simultaneous deliverables.
- A high degree of professional credibility with capital partner and lender audiences.
