Job Summary

The Building Performance & Energy Assessor is responsible for performing facility condition assessments, energy audits, and building performance evaluations for commercial, institutional, municipal, and multifamily properties. This position combines traditional facility assessment services with energy and sustainability consulting, including ASHRAE energy audits, utility benchmarking, building performance analysis, and capital planning support.

About the Role

This role involves conducting client-facing on-site assessments and preparing written reports that accurately document assessment findings. It also includes performing energy and sustainability consulting services such as ASHRAE energy audits, utility benchmarking, and building performance analysis.

Responsibilities

  • Conducts client-facing on-site assessments and prepares written reports that accurately document assessment findings, including but not limited to: Facility Condition Assessments (FCA), ASHRAE Level I, II, and III Energy Audits, Mechanical equipment evaluations, Building Energy Management System (BEMS/BAS) diagnostics, Accessibility assessments, Space utilization planning and analysis, Utility benchmarking and energy performance evaluations, and Other technical services supporting capital planning.
  • Performs energy and sustainability consulting services including: Conducting ASHRAE Level I, II, and III Energy Audits, Performing diagnostic evaluations of Building Energy Management Systems (BEMS/BAS) and identifying operational improvement opportunities, Identifying opportunities for energy and water conservation and developing calculations to quantify projected savings and return on investment, Performing utility allowance studies, Statements of Energy Performance (SEP), ENERGY STAR benchmarking, carbon benchmarking, and related building performance analyses, Developing recommendations that support clients' sustainability, ESG reporting, decarbonization, and Net Zero initiatives, Performing building energy modeling using software such as TREAT, eQUEST, DesignBuilder, Wrightsoft, RemRate, Trane TRACE, or comparable energy modeling platforms.
  • Completes equipment and building component inventories, documenting building systems, operating conditions, and deficiencies.
  • Determines system type, condition, remaining useful life, operational performance, and significant physical deficiencies through visual observations, interviews, utility analysis, and field investigation.
  • Provides planning-level repair, replacement, and energy improvement recommendations with associated cost estimates for inclusion in capital improvement plans.
  • Completes utility benchmarking and analyzes historical utility consumption data.
  • Develops energy and water savings calculations to support client decision-making.
  • Reviews building documentation including construction drawings, maintenance records, utility data, repair histories, warranties, and capital improvement records.
  • Prepares comprehensive technical reports that summarize assessment findings, building deficiencies, capital planning recommendations, energy improvement opportunities, benchmarking results, and supporting documentation.
  • Collaborates with internal technical teams to support multidisciplinary assessment projects.
  • Maintains confidentiality of company and client information.
  • Follows all company policies, quality standards, SOPs, and safety requirements.

Core Essential Duties & Responsibilities

  • Performs Facility Condition Assessments, Property Condition Assessments, energy audits, accessibility assessments, mechanical evaluations, space utilization analyses, and other building assessment services based on client-specific scopes of work.
  • Performs physical surveys of accessible building systems, including architectural, structural, mechanical, electrical, plumbing, roofing, and site components.
  • Evaluates building systems to identify deferred maintenance, capital replacement needs, operational deficiencies, and opportunities for improved energy and water efficiency.
  • Collects field data necessary to support lifecycle cost analysis, capital planning, and energy conservation recommendations.
  • Performs utility benchmarking and analyzes historical utility consumption data.
  • Develops energy and water savings calculations to support client decision-making.
  • Reviews building documentation including construction drawings, maintenance records, utility data, repair histories, warranties, and capital improvement records.
  • Prepares comprehensive technical reports that summarize assessment findings, building deficiencies, capital planning recommendations, energy improvement opportunities, benchmarking results, and supporting documentation.
  • Collaborates with internal technical teams to support multidisciplinary assessment projects.
  • Maintains confidentiality of company and client information.
  • Follows all company policies, quality standards, SOPs, and safety requirements.

Skills

  • Knowledge of Facility Condition Assessments, capital planning, reserve studies, and Asset Management services.
  • Understanding of commercial building systems, including HVAC, electrical, plumbing, building envelope, lighting, and controls.
  • Knowledge of ASHRAE energy auditing methodologies and building performance principles.
  • Familiarity with Building Automation Systems (BAS/BEMS) and building controls.
  • Experience with utility benchmarking, ENERGY STAR Portfolio Manager, utility allowance studies, carbon benchmarking, and sustainability reporting.
  • Experience using energy modeling software such as eQUEST, DesignBuilder, TREAT, Trane TRACE, Wrightsoft, RemRate, or comparable platforms.
  • Strong analytical, technical writing, problem-solving, and communication skills.
  • Proficiency with Microsoft Office Suite, AssetCalc, Quire, and other business-specific software.
  • Ability to operate an electronic tablet for field data collection.

Supervisory Responsibilities

This job does not have specific supervisory responsibilities.

Education, Certifications & Experience

  • Bachelor's degree in Engineering, Architecture, Building Science, Construction Management, Energy Engineering, Mechanical Engineering, Environmental Science, or a related technical field with a minimum of three (3) years of related experience.
  • OR Five (5) years of progressively responsible experience performing facility assessments, energy audits, commissioning, building performance evaluations, or related technical consulting services in lieu of a degree.

  • Certified Energy Manager (CEM)
  • Building Energy Assessment Professional (BEAP)
  • Existing Building Commissioning Professional (EBCP)
  • Building Commissioning Professional (BCxP)
  • BPI Multifamily Building Analyst
  • LEED Green Associate or LEED AP
  • WELL AP or other sustainability credential

Physical And Environmental Conditions

  • While performing the onsite/field duties, the employee is required to: Walk (material part of an 8-hour workday, up to 3 to 4 continuous hours at one time.), Stand (material part of an 8-hour workday, up to 3 to 4 continuous hours at one time.), Sit, Stoop, kneel, crouch, or crawl to observe basement and grade-level crawl spaces, and/or to read equipment data plates when necessary, and/or measurements (at least once for each building assessed).
  • Climb and balance Stairs (at least once for each building assessed).
  • Climb and balance various types of ladders to access flat roofs/hatch access (at least once for each building assessed) (not typically applicable during ADA Assessments or Environmental Site Assessments).
  • Reach with hands and arms.
  • Talk and hear (communicate with onsite contact).
  • Visual (close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus).
  • Lift and or move (occasionally up to 40 pounds) (not typically applicable during ADA Assessments).
  • Operate an electronic tablet in the field for live data collection.
  • Operate a computer (up to 100% of workweek).
  • Operating a motor vehicle.
  • Travel by Plane, Motor Vehicle, Train to client sites across the U.S.
