Preconstruction Manager / Sr Project Manager

About the Role

Kitchell is seeking an experienced and dedicated Pre-Construction Manager / Sr. Project Manager (OSHPD/HCAI) to join our Bay Area region in San Francisco. This role involves approximately 12 months of pre-construction services for a large ground-up hospital project with an emphasis on MEP systems. The initial pre-construction work can be executed remotely, with a later pivot to on-site construction management at the project location.

Responsibilities

• Phase One:
  • Execute pre-construction services for a new ground-up hospital tower.
  • Apply strong knowledge of contracts, drawings, estimates, and specifications to ensure compliance with project requirements, with an emphasis on MEP systems.
• Phase Two:
  • Act as an Owner’s Representative with direct client/stakeholder-facing responsibilities.
  • Responsible for on-site quality assurance of contractor work.
  • Coordinate, direct, and monitor activities of contractors, subcontractors, engineers, architects, and related entities.
  • Collaborate with IOR and HCAI field officials.
  • Manage project controls, cost, schedule, performance activities, and procedures required by the client.
  • Conduct project meetings and provide documentation, administration, and tracking of relevant information.
  • Ensure contractors, architects, and engineers adhere to contractual requirements in safety, performance, project staff, and equipment.
  • Provide management of project logistics, organization, safety, and workforce utilization.
  • Ensure project closeout to obtain guarantees, warranties, and related provisions for final delivery to the owner.
  • Perform other duties as required to ensure project success.

Requirements

• Education and Experience:
  • Bachelor’s Degree in Construction Management, Engineering, Architecture, or a related discipline is preferred.
  • 12 or more years of construction experience, with a minimum of 5 years in the California Healthcare market sector as a Project Manager.
  • Experience with pre-construction programming and stakeholder coordination is required.
  • Experience working and coordinating with hospital shareholders such as Physicians, Staff, and Facilities is preferred.
  • Experience with new ground-up hospital tower construction projects greater than $150M in construction value is preferred.
• Knowledge and Skills:
  • Knowledge of design requirements, architecturally significant medical equipment, and current industry practices and trends specific to the Healthcare/HCAI sector in California is required.
  • Advanced knowledge and application of project development, design-phase management, construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles, contracts, and delivery methods.
  • Proficient use of Microsoft Suite tools; user skills with Procore are preferred.
  • Ability to read and comprehend technical drawings and blueprints.
  • Strong collaboration, conflict resolution, and team-building skills.
• Travel Requirements:

  At the completion of pre-construction, this position will pivot from remote work to being project site-based in San Francisco, CA.

• License and Certifications:

  A valid California driver’s license with an acceptable motor vehicle record, free from suspensions or restrictions, is required.

Work Environment

While performing the duties of this job, the employee must regularly work in an office and/or construction environment. Conditions may include exposure to outdoor elements, hot/cold temperatures, wet atmospheric conditions, and cramped quarters with occasionally loud noise levels.

Physical Requirements

While performing the duties of this job, the employee must regularly sit, stand, walk, talk, or hear and use hands to finger, feel, and handle. The employee will frequently reach with hands and arms and occasionally climb or balance, stoop, kneel, crouch, or crawl. Specific vision abilities required include close vision, distance vision, depth perception, and the ability to adjust focus. The employee must frequently lift and/or move 10 pounds and occasionally lift and/or move up to 50 pounds.

Pay

The annual base salary range for this role is $195,000 - $215,000. Individual pay is determined through interviews and an assessment of job-related skills, relevant education and experience, abilities, and equity with other team members.
