Responsibilities

  • Lead multiple projects through the preconstruction phase and maintain working relationships with Shawmut’s clients.
  • Perform feasibility studies and budget estimates, guiding projects from design phase to final bidding and buyout.
  • Act as a bid team leader, exemplifying Shawmut’s values to staff members.
  • Supervise project tasks for teams, including directly reporting employees and project-specific teams.
  • Captain budget and hard bid efforts, leading project teams of 3-12 members.
  • Partner with the assigned operations team to plan the job prior to project turnover (e.g., general conditions study, procurement schedule, logistics).
  • Own the preconstruction process, ensuring timely and high-quality proposal deliverables.
  • Generate subcontractor bid lists in collaboration with operations, procurement, and the Director of Preconstruction.
  • Provide project trade packages with subcontractor backup to operations and procurement for a smooth buyout process.
  • Perform quantity takeoffs for subcontractor bid verification and budget estimates.
  • Develop a comprehensive understanding of project strategy and deploy it throughout the estimating process.
  • Monitor project staffing expenditures and provide regular updates to the Director of Preconstruction.
  • Provide coaching and education to members of Shawmut’s preconstruction and estimating teams.
  • Attend and participate in client interviews and proposal review meetings as necessary (occasional travel).
  • Ensure all subcontractors adhere to Shawmut’s prequalification processes.
  • Understand Mission Critical building systems and identify gaps in incomplete documentation.
  • Structure a fair and comprehensive sub bid process by incorporating prior budgets and industry knowledge, educating subs on Shawmut’s project view (e.g., detailed written scope of work, logistics).
  • Present information and proposals effectively to clients based on their needs and preferences.
  • Solidify and perpetuate Shawmut’s quality standards, such as the White Glove Approach.
  • Perform detailed variance reporting and offer value engineering suggestions.
  • Foster strong subcontractor relationships.

Requirements

  • 5+ years of experience in construction pre-construction estimating or a related field (preferably in commercial construction).
  • 3+ years of experience in preconstruction within the Mission Critical Sector.
  • Bachelor’s degree in Construction Management, Engineering, or a related field, or an equivalent combination of education and relevant professional experience.

Skills

  • Vast knowledge of all trades: scope, time frames/field execution, typical missed scope/exposures, and an understanding of MEP systems and components.
  • Experience leading bid and budget teams on multiple projects.
  • Solid conceptual estimating experience.
  • Timberline (Precision Estimating) experience is a plus.

Pay

Boston Base Salary Range: $120,000 - $185,000. The range stated is specific to Boston. Placement within the listed range depends on factors including years of experience, project size capability, and internal company equity. Candidates in other geographic markets will also be considered; compensation ranges for those locations may vary based on local market conditions and cost of labor.
