About the role
Preconstruction Managers at DPR Construction will work primarily on negotiated commercial projects within core markets including healthcare, advanced technology, higher education, life sciences, and corporate office.
Responsibilities
- Handle the project from first estimate all the way through subcontracts being formalized.
- Look beyond given information to ask the right questions and provide a complete project cost evaluation.
- Collaborate and advocate for customers, informing them throughout the project.
- Provide innovative solutions to complex issues related to cost, lead-times, trade partners, and specified products or materials.
- Make reliable cost predictions and be comfortable estimating across all scopes of work.
- Prepare detailed conceptual cost estimates and studies from schematic or feasibility-level documentation.
- Develop variance summaries between estimates and value engineering studies as the design evolves.
- Assemble a complete presentation-worthy estimate package that clearly communicates project cost.
- Collaborate with the project team to establish necessary specifications and unit costs.
- Prepare detailed instructions to bidders, trade-specific clarifications, and comprehensive bid packages.
- Solicit bids, communicate with bidders, evaluate subcontractor proposals, and use bid tally sheets.
- Make subcontractor award recommendations and negotiate and finalize subcontracts with trade partners.
- Lead the preparation and presentation of cost/budget information to the customer/owner.
- Engage and develop business with new and existing customers.
- Lead and facilitate value engineering sessions with the project team and design team.
- Participate and lead the preparation and presentation of cost/budget information for RFP responses and project presentations.
- Review and understand construction contracts, identifying key insurance and damages clauses.
- Lead and manage project teams during the preconstruction phase of a project.
Qualifications
- Flexible, detail-oriented team player with the ability to manage multiple tasks, produce quality work, and meet deadlines.
- Excellent listening and strong communication skills, with creative and innovative approaches and solutions on a project-by-project basis.
- Able to identify, adapt to, and resolve complex issues effectively in a team environment.
- Proficient in Microsoft Office Suite, estimating software (WinEst, Timberline or similar), take-off software (On-Screen Takeoff or similar), BIM tools (Revit, Assemble, etc.), project management software (CMiC or similar), and scheduling software (Primavera or similar).
- 8+ years of experience as a commercial construction estimator, preferably within the healthcare market.
- Bachelor’s degree.
- A strong work ethic and a “can-do” attitude.
