Essential Duties And Responsibilities

  • Build trusting relationships with customers, team, subcontractors, suppliers, and user groups.
  • Establish and maintain positive and effective relationships and communication with client, Construction Manager, project team, architects, engineers, consultants, subcontractors, adjacent community, trade unions, and governmental agencies.
  • Lead project teams including internal personnel, clients, architects, engineers, and subcontractors through all preconstruction phases including validation, programming, design, and GMP negotiation.
  • Facilitate client meetings to clearly communicate project updates, scope, schedule, assumptions, risks, and cost drivers.
  • Present job cost, scheduling updates, and budget updates at regular intervals.
  • Review all project documents for completeness and accuracy.
  • Work collaboratively with the project team to ensure that project objectives and contractual requirements are met.
  • Conduct constructability reviews at milestone design progression sets.
  • Cookinate with project team on pull planning activities and development of design and construction CPM schedule.
  • Coordinate with project team on site logistics planning with input from field team.
  • Develop conceptual budgets and order-of-magnitude estimates using limited design information, narratives, or performance criteria.
  • Ensure alignment between design and cost estimate throughout design progression.
  • Critically analyze bid documents to understand risk and opportunities and articulate those to management and project teams.
  • Develop Bid Packages and distribute bid documents and addenda.
  • Draft scopes of work for various vendors and trade partners while paying specific attention to the drawings and specifications.
  • Solicit material suppliers and subcontractors for bids, ensuring full scope coverage.
  • Select the appropriate vendors and trade partners to ensure cost competitiveness, reliability, quality, and capability.
  • Review vendor and trade partner estimates for accuracy and compliance with the construction documents.
  • Complete detailed material take-offs.
  • Collaborate with estimating department to understand and effectively communicate makeup of estimate and project plan.
  • Support value engineering and life-cycle cost analysis to maximize value within budget constraints.
  • Cookorate with trade partners and internal estimators to validate pricing assumptions and strategies.
  • Aid preparation of GMP proposal packages to include scope narratives, clarifications and assumptions, exclusions, schedules, and other critical information.
  • Ensure a smooth transition from pre-construction to the construction phase.
  • Participate in project pursuit activities including pre-bid meetings, site tours, proposal development, and interviews as required.
  • Mentor and develop team members while effectively managing the overall team.
  • Attend company and industry events including meetings, trainings, workshops, etc.

Qualifications

  • Bachelor's Degree in Construction Management, Engineering, Architecture, or related field (Associate's Degree with equivalent experience considered)
  • Commercial construction with Design-Build and GC/CM: 4 years (Required)
  • 4+ years' experience in Preconstruction/Project Management or similar position
  • 4+ years' experience in design-build and GCCM projects

Skills And Abilities

  • Solid understanding of the construction industry, job site safety requirements, contract management, planning and scheduling, budgets, building products, and relevant technology.
  • High level of fluency reading plans, specifications, and related project documents.
  • Strong analytical and problem-solving skills, with the ability to think strategically and creatively.
  • Ability to build relationships and work collaboratively with clients, design teams, and trade partners.
