Preconstruction Manager

Thompson Turner Construction was founded in 2001 as a provider of preconstruction and construction services and has extensive experience constructing high-quality buildings using a variety of delivery methods including Construction Management at Risk, Design-Build, and Integrated Project Delivery. Responsibilities

• Quantify project quantities using on-screen and manual takeoff tools.
• Assemble estimates into project estimates for intermediary budgeting and bid-day submittals.
• Periodically meet with owners and design team representatives to review estimates, value engineering, and constructability.
• Review preliminary plans and architectural drawings for the project.
• Review data to determine material and labor requirements and prepare itemized lists.
• Visit construction sites to assess geographical features, access to infrastructure (roads, electricity, sewer, etc.), and other site-specific details.
• Account for all materials, personnel, and resources needed to complete construction, compiling a comprehensive cost estimate.
• Compute cost factors and prepare estimates for planning, organizing, scheduling work, preparing bids, selecting vendors or subcontractors, and determining cost-effectiveness.
• Conduct special studies to develop and establish standard hours and related cost data or effect cost reductions.
• Consult with clients, vendors, or other individuals to discuss and resolve estimate-related issues.
• Maintain relationships with suppliers and equipment vendors to track current pricing and negotiate better rates for long-term or large-scale projects.
• Remain involved in projects to help maintain profit margins and handle changes to original estimates.
• Create cost-monitoring processes to track profit or loss for each project.
• Evaluate duration, scope, and potential profitability of new projects or products.
• Perform other duties as assigned.

Requirements

• 4-year degree in engineering or construction management, or equivalent experience.
• 5-7 years minimum experience estimating industrial projects.
• Superior computer skills, including Microsoft Office (Word, Excel, Outlook).
• Excellent written and oral communication skills.
• Self-directed with strong organizational skills and attention to detail.
• Strong math and analytical skills related to cost/pricing of material, labor, and equipment.
• Ability to work effectively and efficiently under tight deadlines.
• Ability to establish and maintain positive working relationships.
• Experience with Primavera and Timberline estimating software.
• Complete knowledge of the “front end” of specifications, including bid forms, bid requirements, bonds, minority requirements, general conditions, building permits, safety site restrictions, and project staffing.
• Must pass a drug test and criminal background check based on job location/requirements.
