Responsibilities
- Manage design-phase communication between RMCI, owners, and design partners.
- Lead constructability reviews, design coordination meetings, and technical evaluations.
- Track design evolution and communicate cost, schedule, and risk impacts to the Chief Estimator.
- Provide guidance on logistics, phasing, site constraints, and feasibility during design development.
- Support development of early schedules, general conditions, and procurement strategies.
- Align preconstruction strategy with estimating strategy to ensure consistent assumptions, scope clarity, and pricing logic.
- Review plans, specifications, and addenda to identify scope gaps, risks, and opportunities, coordinating with the Chief Estimator on pricing impacts.
- Support subcontractor outreach, prequalification, and pricing strategy in collaboration with Estimating Team.
- Participate in GMP development, cost trending, and buyout strategy discussions.
- Document all preconstruction documentation, ensuring accuracy and timely distribution.
- Review and approve meeting minutes, action logs, and document control outputs prepared by the Preconstruction Coordinator.
- Maintain alignment between preconstruction deliverables, estimating outputs, and project handoff requirements.
- Lead RMCI’s preconstruction efforts with strategic guidance from the VP of Preconstruction.
- Provide mentorship, direction, and workflow oversight to the Preconstruction Coordinator.
- Lead turnover meetings, ensuring assumptions, risks, and cost models are clearly communicated.
- Develop and refine RMCI’s preconstruction standards, templates, processes, and best practices as the department grows.
- Foster strong collaboration across Estimating, Project Delivery, Operations, Marketing, and Business Development.
- Build and maintain strong relationships with owners, designers, subcontractors, and vendors.
- Represent RMCI professionally at industry events, meet-and-greets, and preconstruction meetings.
Qualifications
- 5–10 years of experience in preconstruction, estimating, or design management within industrial construction or mission critical facilities.
- Strong understanding of estimating principles, design development, and alternative delivery methods (CMAR, Design-Build, Design-Assist).
- Skilled in conceptual estimating, cost modeling, and reviewing plans/specifications for scope gaps and risks.
- Strong communication and client-facing presentation skills.
- Proficiency with Microsoft Office; experience with Bluebeam, BuildingConnected, and estimating software preferred.
- Highly organized, detail-oriented, and able to manage multiple pursuits in a fast-paced environment.
- Experience mentoring or overseeing junior team members.
