Duties and Responsibilities
- Prepare conceptual, schematic, design development, and construction estimates and proposals for commercial construction projects.
- Develop detailed and accurate project budgets from early-stage concepts through final design phases.
- Analyze drawings, specifications, and project documentation to identify scope requirements, cost impacts, and potential value engineering opportunities.
- Cook up with architects, engineers, subcontractors, suppliers, and internal operations teams during the preconstruction process.
- Produce polished, professional proposals, presentations, and other client-facing documents in various formats.
- Provide clear clarifications and creative solutions to project challenges while prioritizing client goals, budget expectations, and schedule requirements.
- Aid in the preparation and solicitation of subcontractor and vendor pricing, including bid leveling and scope review.
- Facilitate a smooth transition from preconstruction to construction by ensuring proper turnover of project information to field and project management teams.
- Generate project or client-specific marketing materials to demonstrate LSF’s capabilities, experience, and competitive advantages.
- Aid in phone calls, emails, and follow-up communication to close open items related to subcontract agreements, proposals, budgets, and project documentation.
- Participate in client meetings, design coordination meetings, and internal planning discussions throughout the preconstruction process.
- Contribute to business development initiatives to strengthen existing client relationships and help establish new partnerships and opportunities.
- Maintain and monitor tracking logs, estimating databases, bid documents, and electronic document management systems for accuracy and organization.
- Stay informed on market trends, labor conditions, material pricing fluctuations, and industry best practices that may impact project budgeting and planning.
- Support continuous improvement initiatives related to estimating procedures, preconstruction workflows, and client service standards.
Qualifications
- Minimum of three to five (3-5) years of experience in the A/E/C industry
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (preferred)
- Proven success managing preconstruction activities for negotiated projects
- Proficiency in Outlook, Excel, and Word; digital takeoff skills
Knowledge and Skills
- Strong analytical and problem-solving abilities
- Knowledge of Procore construction management software (preferred)
- Excellent written and verbal communication skills
- Pays attention to detail and obtains organizational skills
- Experience with screen-based digital takeoff tools
