About the role

The Preconstruction Manager Role can either lead the entire effort in Preconstruction or support the Project Executives during the preconstruction activities for multiple projects from pursuit of an RFQ through and up to construction commencement. This is a high-level strategy role with a focus on mitigating risk and maximizing value on projects in the design and preconstruction phase. The Preconstruction Manager will work in coordination with both the Vice President of Acquisition, Director of Preconstruction, Project Executives, and/or Project Managers on the projects to ensure project goals are met and process/schedules are proactively managed.

Responsibilities

  • Champion the importance of preconstruction, its impact on projects, and demonstrate collaboration at its finest
  • Track status of all current preconstruction projects monthly with Director of Preconstruction and provide report to Vice President of Acquisition
  • Audit projects in preconstruction to verify the status of current activities, identify needs, and determine project risks
  • Maintain effective and proactive communication at all levels on the project teams; lead conversations to ensure accountability internally and externally with clients and design teams
  • Ensure complete alignment on project risks, forecasted margin, schedule, and manpower prior to the Internal Preconstruction Meeting as the project transitions from preconstruction to construction
  • Develop win strategies for project pursuits and for issues within projects in preconstruction
  • Advocate for project teams; coordinate preconstruction resources with Operations Manager; arrange collaboration with experts outside the team; listen to team issues; maintain a culture of possibilities and progress
  • Work closely with Business Development, Marketing, Project Executives, and the Director of Preconstruction on project proposals, assisting with proposal content and interview participation
  • Participate in project estimate reviews
  • Educate and mentor preconstruction teams on Target Value Delivery principles
  • Lead or participate in the development of Project Charters at the start of preconstruction; ensure adherence to Project Charter standards, especially regarding communication
  • Mentor teams on preconstruction best practices, processes, and tools
  • Provide convincing presentations for work acquisition or major preconstruction meetings
  • Establish deep relationships with area clients and construction colleagues in conjunction with the Director of Preconstruction
  • Attend OAC meetings for assigned projects
  • Attend business development events and join networking organizations to participate in committees and community enhancement events
  • Work on corporate preconstruction initiatives to improve processes, mitigate corporate risk, and maximize value
  • Participate in mid- and post-job construction meetings and cost analysis to verify and expand upon cost information from the field; gather lessons learned for future preconstruction projects and communicate them to future project teams
  • Participate in the Value Engineering process as needed:
    • Create consistency among team members and drive toward the best value for the Owner
    • Collect data from a variety of projects to create a list of standard VE ideas with associated cost savings and added values
    • Review drawing updates for risk and constructability
    • Provide conceptual estimates by developing scopes and budgets that deliver clear, comprehensive information suitable for customer review, even for projects not involving immediate preconstruction
  • Work closely with the Chief Estimator to establish historical data collection and expand the subcontractor database
  • Act as Estimator for select projects as mutually agreed to by the Director of Preconstruction and Vice President

Qualifications

  • Bachelor’s degree in Construction Management, Marketing and/or Communication or related field, or an equivalent combination of education and experience
  • Three to five years of construction-related experience in a preconstruction role, with over 10 years in the construction industry overall
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations
  • Ability to write reports, business correspondence, and procedure manuals
  • Superior communication and presentation skills
  • Must be able to pass a drug test and background check
  • Utilizes good judgment and remains efficient while under stress
  • Capable of communicating effectively in English both verbally and in writing
  • Knowledge of all aspects of the construction process
  • Strong work ethic, sense of urgency, organizational skills, and task orientation
  • Willingness to travel if required

Pay

The full salary range for this position is $125,000 to $180,000. This position is eligible for a target bonus.

Note: Sick leave accrues at one (1) hour for every 30 hours worked. Accrual for sick leave is capped at 240 hours. At the end of each calendar year, accrued and unused sick leave up to 240 hours may be carried over. Sick leave accrual begins once the accrual cap is no longer exceeded.
