About the role
The Preconstruction Manager oversees the entire preconstruction process from initial concept through final design and contractor selection. This role guides projects from early design until construction begins, ensuring alignment with the client's budget, phasing, contracting requirements, and design team schedules. The position requires close collaboration with Project and Program Managers, Architects, Engineers, and Clients to deliver high-quality preconstruction services. Travel may be required up to 15% of the time.
Responsibilities
- Oversee the accuracy and quality of estimates, drawing reviews, specification reviews, and all other construction documents.
- Develop and maintain effective relationships with clients, architects, engineers, contractors, and subcontractors.
- Maintain current estimating records and unit prices.
- Collaborate with Project Managers in evaluating general contractor and subcontractor proposals.
- Prepare preliminary, schematic, design development, and construction estimates during preconstruction; monitor design development for potential problem areas or cost overruns; participate in value engineering.
- Participate in preparing the construction schedule for preconstruction purposes.
- Support Business Development and engage in community networking events during and after work hours.
- Lead scheduling, planning, conducting, and facilitating design and preconstruction meetings with owners and the design team.
Requirements
- Bachelor’s Degree in Building Science, Construction Management, Civil Engineering, or a related field.
- 5–7 years of experience in a Preconstruction/Estimating environment, working on large commercial or industrial projects.
- Advanced knowledge of construction cost estimating, conceptual budgeting, and scheduling principles and practices.
- Proficient in MS Office.
- Valid Driver’s License.
- LEED AP preferred.
Physical Demands and Working Environment
The role is primarily office-based with extensive public contact and frequent interruptions. Physical requirements include:
- Ability to stand or sit for prolonged periods.
- Occasional stooping, bending, kneeling, crouching, reaching, and twisting.
- Lifting, carrying, pushing, or pulling light to moderate weights (up to 50 lbs).
- Operating office equipment requiring repetitive hand movements, including computer keyboards.
- Traveling to other locations using various modes of private and commercial transportation.
- Verbal communication for information exchange.
Vision and hearing must be within the normal range, with or without correction.
