About the role
The Preconstruction Manager oversees the entire preconstruction process from initial concept through final design and contractor selection. This role guides projects from early design until construction begins, ensuring alignment with the client's budget, phasing, contracting requirements, and schedule. The position requires close collaboration with Project and Program Managers, Architects, Engineers, and Clients to deliver high-quality preconstruction services. Travel may be required up to 15% of the time.
Responsibilities
- Oversee the accuracy and quality of estimates, drawing reviews, specification reviews, and all other construction documents.
- Develop and maintain effective relationships with clients, architects, engineers, contractors, and subcontractors.
- Maintain current estimating records and unit prices.
- Collaborate with Project Managers in evaluating general contractor and subcontractor proposals.
- Prepare preliminary, schematic, design development, and construction estimates during preconstruction; monitor design development for potential cost overruns and participate in value engineering.
- Participate in the preparation of construction schedules for preconstruction purposes.
- Support Business Development and engage in community and networking events outside standard work hours.
- Lead scheduling, planning, and facilitation of design and preconstruction meetings with owners and the design team.
Requirements
- Bachelor’s Degree in Building Science, Construction Management, Civil Engineering, or a related field.
- 5–7 years of experience in a Preconstruction/Estimating environment, working on large commercial or industrial projects.
- Advanced knowledge of construction cost estimating, conceptual budgeting, and scheduling principles and practices.
- Proficiency in MS Office.
- Valid Driver’s License.
- LEED AP certification preferred.
Physical Demands and Working Environment
The role is primarily office-based with extensive public contact and frequent interruptions. Physical requirements include:
- Ability to stand or sit for prolonged periods.
- Occasional stooping, bending, kneeling, crouching, reaching, and twisting.
- Lifting, carrying, pushing, or pulling light to moderate weights (up to 50 lbs).
- Repetitive hand movements and fine coordination for computer use.
- Travel to other locations using private or commercial transportation.
- Normal visual and auditory range, with or without correction.
