Preconstruction Manager

We are a growing real estate development and construction organization with a strong presence across the Southeastern United States, seeking an experienced Preconstruction Manager to support and lead all early-phase project efforts for upcoming multifamily developments in the Charleston market. This is an excellent opportunity for someone who excels at collaboration, strategic thinking, and detailed project planning.

Responsibilities

• Lead the full preconstruction process from concept through final pricing
• Partner with development, design, and construction teams to align scope, budget, and schedule
• Review drawings, specifications, and design materials to identify risks, gaps, and value opportunities
• Prepare and manage detailed cost estimates for multifamily projects
• Participate in design meetings and provide cost and feasibility guidance
• Evaluate subcontractor proposals to ensure accuracy and completeness
• Lead constructability reviews and offer recommendations that support efficiency and quality
• Create preliminary schedules that support project goals
• Support smooth handoff of projects into the construction phase

Requirements

• Proven experience in preconstruction or estimating for multifamily or commercial projects
• 5+ years of Preconstruction experience
• BS in Construction Management or related field
• Strong understanding of construction planning methods and sequencing
• Clear and effective communication skills with internal and external partners
• Strong analytical mindset with attention to detail
• Proficiency with estimating and project management software

• Base salary: $160,000–$190,000 + 15–20% bonus
