Responsibilities
- Oversees all aspects of preconstruction coordination, from development through completed construction documents.
- Acts as an administrator for Construction and Development departments, owners, and leasing regarding budgeting, estimating, design coordination, schedule management, and project procurement.
- Manages the design process on individual projects, including verification of plans, contract provisions, and commitments.
- Serves as a team member in the processes of acquisitions and new construction, assisting with concept design, construction issues, and costs.
- Works closely with development personnel during site selection and prepares cost estimates.
- Procures engineering and architectural services for individual projects, including consultant proposals and preliminary architectural drawings.
- Ensures project plans comply with engineering standards and conducts constructability reviews at key design milestones.
- Coordinates with the leasing department for client meetings, tenant improvement estimates, schedules, proposals, and contracts, and manages tenant build-outs.
- Prepares or aids in preparing outline specifications and proposals for pre-construction projects, evaluates cost estimates, and reviews statistical information.
- Liaises with outside consultants, utilities, municipalities, and zoning authorities.
- Reviews and approves project site planning and product designs, develops project scope documents, and coordinates the approval process.
- Coordinates with outside consultants and in-house construction department for due diligence on land acquisition, site development, and utility requirements.
- Engages early with utility companies to identify service requirements, conflicts, and lead times.
- Ensures project success through quality design documents on schedule and within budget, including preparation of conceptual budgets and estimates, attainment of project front-end permits, establishment of a logical construction schedule, and coordination with subcontractors and vendors.
- Develops standard specifications and scopes, and creates trade-specific scopes of work to minimize change orders.
Requirements
- College degree in construction-related fields such as construction technology, civil or mechanical engineering, construction management, architecture, or relevant experience.
- Drafting or engineering background helpful.
- Computer literacy sufficient for spreadsheet and word processing applications, and other business-related software.
- Knowledge of construction methods, practices, materials, estimating, scheduling, and management.
- Proven track record in managing multiple construction projects simultaneously in different geographical areas.
- Extensive experience in developing detailed job specifications and coordinating plan reviews.
- Strong track record of bringing pre-construction efforts in on schedule and on budget.
- Extensive experience in construction scheduling.
- Extensive experience in complying with regulatory requirements related to construction, including EPA, OSHA, etc.
- Effective contract negotiation skills.
- Strong track record of bidding out construction projects and negotiating contracts.
- Extensive experience in managing costs, tracking project budgets, and developing reporting systems for budget status.
- Proven experience in multi-family and/or residential construction management, including scheduling and contract supervision.
- Commercial building experience a plus.
- Familiarity with sustainable building standards (LEED, NGBS, energy code compliance).
- Cost Estimating Software experience is a plus.
