About the role
The Preconstruction Manager 1 leads the preconstruction and estimating process for assigned projects, focusing on projects up to $50 million.
Responsibilities
- Lead preconstruction efforts, including RFP/RFQ response preparation and interviews.
- Solicit pricing proposals from subcontractors and vendors.
- Manage estimating for design milestones, value engineering, constructability, schedule reviews, and long-lead items.
- Develop and maintain estimating tools and historical cost data.
- Perform value engineering, life cycle costing, and bid analysis.
- Develop bid packages and subcontractor scopes of work.
- Provide clients with accurate estimates and value-engineering solutions.
- Demonstrate proficiency in scheduling the preconstruction effort, including milestones and long-lead items.
- Initiate and manage constructability reviews during design progression.
- Develop buyout and procurement strategies to maintain budget and schedule.
- Collaborate with project management and field staff to prepare estimates at all design stages (conceptual through final construction documents).
- Manage the project hand-off process to ensure project success.
- Organize and communicate responsibilities and deadlines cross-functionally.
- Mentor direct reports, conduct monthly check-ins, and oversee annual performance reviews.
- Oversee preconstruction and operational support for assigned projects.
Requirements
- Bachelor’s degree in construction management, a related field, or equivalent experience.
- 5+ years of experience in the construction industry.
- Extensive knowledge of the regional market, competition, and industry trends.
- Experience with various building construction types and market segments.
- Prior experience as the primary preconstruction lead on projects with minimal supervision.
- Project management or supervision experience in procurement, buyout, and scheduling.
- Proficiency with Sage Timberline Estimating, ConstructConnect, BuildingConnected, Bluebeam, and MS Suite.
- Experience with project information management software (e.g., CMiC, Procore, Autodesk, ASTA).
- Acceptable motor vehicle record and ability to pass a background check per company policy.
- Valid driver’s license for the past 12 consecutive months.
Work Environment
This is a full-time, in-person role based in the Denver, Colorado office.

Pay
Salary range of $93,000–$145,000 annually, commensurate with technical skills and experience.
