About the Role
McAlvain is seeking a Preconstruction Manager to join their team in Boise, ID. This role provides leadership to the preconstruction project team from concept through final completion of construction, ensuring continuity as the project transitions into construction. The ideal candidate will produce solutions to complex preconstruction and construction problems, integrating collaborative teams to achieve client, company, and team goals.

Requirements
- Bachelor’s degree in construction management, engineering, or equivalent experience
- At least 10 years of experience working with a commercial general contractor
- At least 5 years of experience in the preconstruction process as a Sr. Estimator or Chief Estimator
- Proven experience managing preconstruction for a wide range of commercial projects
Responsibilities
- Ownership and Leadership
- Engage in all preconstruction aspects of the project from proposal through turnover to ensure consistency and overall success
- Provide overall leadership and accountability of the project preconstruction team
- Oversee and manage all preconstruction processes, procedures, and tools to ensure consistency throughout the project
- Interact with the construction team to execute the strategy for project planning and delivery of cost, schedule, safety, and quality
- Understand the critical path and material delivery needs to ensure trades and project-specific requirements are procured correctly without impacting the schedule
- Stay engaged with team members and subcontractors to escalate issues for timely resolution
- Provide documentation of project issues when needed
- Coordinate and manage the creation of the “Preliminary” Project Schedule, understanding operational and market constraints
- Take an active role in personal development by engaging in new opportunities and challenges
- Risk Management
- Understand all aspects of prime contracts, subcontracts, purchase orders, insurance, bonding, and contractual risks
- Oversee and approve all subcontract awards
- Manage procurement risks with the Preconstruction Director through team communication and strategy development
- Rigorously manage and adhere to subcontractor prequalification and award protocols
- Review and edit prime contracts to ensure previously decided-upon “deal points” are included
- Financial Management / Forecasting
- Actively participate in all forecast meetings, hold the team accountable, and identify potential issues (POP!)
- Report the outcome of each forecast meeting to the Preconstruction Director
- Take ownership of buyout issues and identify solutions, even if discovered after turnover
- Design Management
- Engage with the design team to foster a collaborative and productive environment
- Understand and influence design and the design schedule
- Keep the owner and design team updated on how design decisions impact project cost and schedule
- Gather and internalize general technical construction knowledge (e.g., building types, codes, systems, LEED/sustainable design)
- Attend and actively participate in design and other project meetings with the client and A/E
- Update the preconstruction schedule regularly to support the preconstruction effort and execute the plan effectively
- Estimating
- Identify areas of scope gap and ensure these are tracked and managed
- Gather and maintain expert knowledge in current market unit price data
- Provide overall leadership and accountability of the project team
- Procurement
- Address subcontract language issues arising from trade contractor reviews and work with the Preconstruction Director and Project Director to resolve them
- Develop a project-specific Request for Proposal (RFP) for subcontractors, including instructions to bidders, contract documents, logistics, phasing, schedule, bid forms, and a list of documents
- Engage the construction team in the procurement process
- Oversee and ensure subcontractor interviews are effectively conducted with construction team involvement
- Know the project scope and special requirements, ensuring these are communicated to bidding subcontractors and procured timely and correctly
- Resolve all subcontractor exceptions/comments to the subcontract agreement prior to making a trade award
- Turnover
- Take complete ownership of the turnover and job setup process
- Ensure the Unsecured Items list is minimized through complete buyout
- Review and approve all subcontract/PO/PSA scopes of work before delivering them to the construction team
