About the role

The Development Team is seeking a Lead Land Acquisition Manager to lead the identification, evaluation, and securing of powered land for the US data center portfolio. This role requires expertise in data center infrastructure requirements, high-voltage power, zoning, permitting, and land-use regulation.

Responsibilities

  • Identify, evaluate, and secure large industrial and raw parcels capable of hyperscale campuses.
  • Source and assess sites, often 100+ acres, near fiber and high-voltage transmission, evaluating utility and behind-the-meter power at 200MW+ scale.
  • Coordinate directly with utilities to secure substation capacity, transmission access, and power agreements, including powered-land structures where energy is committed before construction.
  • Lead entitlements due diligence across zoning, rezoning, land-use permitting, environmental reviews, and water agreements, and track permitting timelines against the build schedule.
  • Maintain relationships with brokers, landowners, developers, utilities, and government, and align diverse stakeholders in a fast-moving environment.
  • Engage local, state, and municipal officials to secure development agreements, incentives, and community support, and own capacity forecasting across regions.

Requirements

  • Experience acquiring commercial or industrial real estate, selecting sites, or developing energy infrastructure, with a focus on data centers or large-scale industrial.
  • Deep understanding of data center infrastructure requirements, high-voltage power, zoning, permitting, and land-use regulation.
  • Proven ability to close complex, high-stakes land transactions at scale, and think in terms of market trends and long-term land banking.
  • Strong relationship management skills, managing relationships across brokers, landowners, developers, utilities, and government, and aligning diverse stakeholders in a fast-moving environment.
  • Ability to travel 20%+ as projects require.
  • Bonus: Experience with powered-land structures, substation and transmission procurement, economic incentives and development agreements, and land banking strategy.

Qualifications

  • Advanced degree in real estate, business, engineering, or a related field.
  • Minimum 10 years of relevant experience in real estate acquisition, development, or project management.
  • Experience in data center infrastructure and high-voltage power systems.
  • Strong negotiation and contract management skills.
  • Excellent communication and interpersonal skills.
  • Ability to manage multiple projects simultaneously and meet tight deadlines.

Skills

  • Strong analytical and problem-solving skills.
  • Experience with GIS and mapping tools.
  • Knowledge of local, state, and federal regulations related to real estate and data center operations.
  • Proficiency in Microsoft Office Suite and other relevant software.

Pay

The salary range for this position is $175,000 - $235,000 per year, depending on experience, skills, qualifications, and location. This range represents our good faith estimate of the compensation for this role at the time of posting. Total compensation may also include equity in the form of stock options. We are committed to pay equity and transparency.
