Portfolio Management, Associate Director

About the role
The Portfolio Management Associate Director manages portfolio-level operations and supports the Asset Management teams in executing strategic business plans. This position also facilitates the company's disposition and refinancing platforms.
Responsibilities
- Lead key operational improvement efforts.
- Streamline and standardize company reports, schedules, and processes, including related documentation.
- Serve as a RealPage administrator and key liaison between the RealPage support team and the company.
- Oversee the budgeting platform and process.
- Build out internal process documentation.
- Build new vendor relationships, evaluate existing vendors, and negotiate new vendor contracts as applicable.
- Identify and lead special projects as needed.
- Perform analyst, senior analyst, and manager responsibilities as needed.
- Own quality control of analyst and senior analyst activities across companywide reporting.
- Lead the development, improvement, and standardization of portfolio management processes, models, and analysis tools.
- Lead the development of a new suite of reports, dashboards, key metrics, and processes supporting the asset management team on a regional basis.
- Direct portfolio-level analytics and strategic data management.
- Serve as a resource to the Construction Management team in improving processes and devising solutions to unique needs.
- Oversee the allocated regional portfolio.
- Serve as the key point of contact for assigned Asset Managers.
- Synthesize real-time operational and financial data from properties and work with Asset Management and Construction Management to optimize execution.
- Mentor Portfolio Management Managers, Analysts, and Interns.
- Support a disposition or refinance within the assigned portfolio from the opening of escrow through closing, facilitate proper cash distributions, and address any post-closing obligations or concerns.
- Support the transactions process for assets outside of the assigned regional portfolio.
- Take an active role in the preparation of materials and facilitation of Investment Committee meetings, and pitch recommendations to internal and external stakeholders as requested.
- Partner with Acquisitions to facilitate recapitalizations when appropriate.
- Prepare property management companies and Asset Managers for a disposition in order to troubleshoot during a buyer's due diligence process.
- Partner with brokers to provide accurate and realistic Broker Opinions of Value and to design strategic, tailored disposition plans for each asset.
- Act as the point of contact with equity partners during a live transaction.
- Assist the Director and Senior Director in providing equity partners with the analysis and data needed to drive consensus on desired outcomes.
- Regularly review the debt and hedge portfolio to identify strategic opportunities, perform strategic analysis, and work with debt and hedge providers to execute transactions.
Requirements
- Undergraduate degree in business, finance, economics, real estate, or a related field.
- Master's degree in business, finance, economics, real estate, or a related field preferred.
- Five or more years of experience in business, finance, economics, real estate, or a related field, with a preferred minimum of two years of real estate experience.
- Professional certifications such as CFA or CPA encouraged.
- Ability to make decisions using best judgment, meet targets, and work under pressure.
- Strong multi-tasking skills and extreme attention to detail.
- Excellent verbal, written, and interpersonal communication skills.
- Highly organized self-starter with the ability to take direction and follow through.
- Ability to apply best practices to facilitate the successful completion of projects.
- A sense of urgency, comfort with ambiguity, a drive for results, and the ability to remain true to the company's brand and image.
Physical Demands
- Ability to sit for up to 10 hours per day.
- Ability to move freely around the office for up to 10 hours per day.
- Ability to communicate verbally and in writing.
Pay
The base salary range for this role is $160,000 to $170,000. This position is also eligible for a discretionary bonus.
