Essential Duties and Responsibilities
- Supervise and support porters and maintenance personnel assigned to multiple properties.
- Conduct regular quality inspections and property assessments.
- Generate inspection reports, photographs, and corrective action plans using company software and mobile devices.
- Ensure all contracted services are completed according to scope and quality standards.
- Identify deficiencies, safety concerns, and maintenance issues requiring corrective action.
- Proactively identify opportunities for additional billable services and special projects, including pressure washing, asphalt repairs, striping, bulk trash removal, landscape cleanup, car stop replacement, signage repairs, and other property improvements.
- Provide recommendations and cost information to the Area Manager for customer proposals and additional work authorizations.
- Perform and assist with outdoor cleaning activities, including:
- Litter removal
- Sidewalk and parking lot cleaning
- Leaf blowing
- Dumpster enclosure cleaning
- Common area maintenance
- Perform or oversee special projects such as:
- Pressure washing
- Asphalt patching and minor pavement repairs
- Car stop installation and replacement
- Graffiti removal
- Signage replacement
- Exterior maintenance repairs
- Train employees on company procedures, quality standards, and safety requirements.
- Maintain tools, equipment, vehicles, and inventory.
- Ensure compliance with all company safety policies and procedures.
- Assist with emergency response, storm preparation, and urgent customer requests.
- Perform physical work as needed to support operational requirements.
Physical Requirements
- Ability to work outdoors in varying weather conditions.
- Ability to stand, walk, bend, climb, and lift up to 50 pounds regularly.
- Ability to safely operate vehicles, equipment, and maintenance tools.
- Ability to perform physically demanding work for extended periods.
