We need to output HTML fragment with sections: Use

for headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. Only include sections that have real specific content. We must not repeat job title as heading. No Job ID etc. Remove boilerplate. We need to parse the posting. Content: - Who We Are: description of Core Spaces. Could be "About the role"? Actually "Who We Are" is about company. Could be placed under "About the role"? The instruction: use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). So we can have "About the role" heading containing description of company and role overview? The "Position Overview" is about role. So we can put that under About the role. - Responsibilities: The "What You Will Do" sections: Community Appearance, Grounds & Curb Appeal; Property Readiness, Safety, Sanitation & Standards; Work Schedule & Physical Demands; maybe also "Partner with..." etc. So we can list responsibilities as bullet list. - Requirements: "Ideally, You'll Have" bullet list. - Qualifications: maybe "You'll Crush It If You Have" could be Skills? Or we could treat as Skills. The instruction includes Qualifications and Skills separate. We can put "Ideally, You'll Have" as Requirements (experience, education). "You'll Crush It If You Have" as Skills (preferred). Or we could combine. - Benefits: The "Benefits That Matter" list. - Pay: Not mentioned explicitly. No pay info. So we should NOT include Pay section. - Schedule: The "Work Schedule & Physical Demands" includes schedule info: must be able to work full shift, required work schedule on-site, availability for additional hours evenings weekends on-call overtime, occasional travel. That's schedule info. Could be placed under Schedule heading. But we already have responsibilities covering that. However we can create a Schedule section with those details. The instruction: prefer a few substantive sections over many thin ones. Might combine schedule into Responsibilities? But schedule is separate category. We could include Schedule section with those points. We must not create sections with filler like "commensurate with experience". Not present. We must preserve all substantive information; do not invent or summarize away detail. So we need to keep all details. We need to output only HTML fragment, no /, no markdown fences. We'll produce something like:

About the role

Core Spaces (Core) is more than a real estate company, it’s a people company. ... (the Who We Are and What We Do paragraphs). Also include Position Overview paragraph.

But we need to ensure we don't duplicate. Let's extract substantive paragraphs: Who We Are Core Spaces (Core) is more than a real estate company, it’s a people company. Where building relationships is just as important as building properties. From researchers and architects to designers and operators, Core is made up of risk takers and dreamers who are on a mission to invent the future of living. Our six cultural values guide us every day and we strive to live them in everything we do: PUSH (Invent Better Places to Live), GRIT (We Got This), LIFT (Help Each Other Win), SHINE (Bring Your Full Self), UPHOLD (Never Break Trust), GROW (Always Get Better). Everything Core does stems from this culture of collaboration and innovation, and the drive to constantly improve the resident experience. This unique approach has led to creating spaces and services that are redefining the way people live. What We Do Founded in 2010, Core is a vertically integrated real estate investment manager focused on acquiring, developing, and managing across the student housing and build-to-rent (“BTR”) sectors. Its residential communities feature world-class amenities, progressive design, and hospitality-driven service. Core’s student housing portfolio includes over 74,000 beds currently owned or managed, with a pipeline of over 53,860 beds in various stages of development. Core's BTR division has over 3,000 homes under development, now leasing or in its pipeline in high-growth metros nationwide. For more information, visit www.corespaces.com. Portfolio and pipeline numbers as of Q2 2026 Position Overview The Porter Build-To- Rent (BTR) works on-site to support the cleanliness, appearance, safety, and operational readiness of the community. This role plays a key part in property presentation by completing pre-move-in and post-move-out unit cleans, maintaining the cleanliness of model homes and the clubhouse, and supporting daily groundskeeping, trash and recycling removal, sanitation, mopping, and general cleaning tasks as directed by the supervisor. The Porter helps ensure common areas, amenities, waste areas, pathways, homes, and other resident-facing spaces remain clean, organized, safe, and ready for residents, prospects, and guests. Now Responsibilities: The "What You Will Do" includes two big headings: Community Appearance, Grounds & Curb Appeal and Property Readiness, Safety, Sanitation & Standards. Also Work Schedule & Physical Demands (maybe schedule). Also "Partner with the Community Managers..." etc. We'll extract bullet points. Community Appearance, Grounds & Curb Appeal: - Maintain the cleanliness, appearance, and curb appeal of the community through daily cleaning, groundskeeping, litter removal, debris collection, and property presentation activities. - Inspect and maintain sidewalks, streetscapes, parking areas, walking paths, amenity areas, all paths, and other resident-facing exterior spaces. - Sweep, mop, vacuum, pressure wash, wipe, sanitize, and organize assigned indoor and outdoor areas using approved methods, tools, and products. - Keep outdoor furniture, signage, entrances, breezeways, gates, fencing, pet-waste stations, and shared community features clean and presentable. - Support seasonal preparation, weather response, exterior resets, light landscaping activities, and special projects as assigned. Property Readiness, Safety, Sanitation & Standards: - Prepare common areas, amenities, model-home routes, vacant-home approaches, waste areas, and community gathering spaces for daily use, property inspections, move-ins, move-outs, and business activities. - Collect, transport, and dispose of trash, recycling, cardboard, bulk items, and other refuse from designated areas in accordance with property procedures. - Maintain trash receptacles, dumpster and compactor areas, recycling stations, janitorial equipment, carts, storage areas, and supply inventory in a clean, safe, organized, and serviceable condition. - Complete routine property walks to identify cleanliness concerns, property damage, lighting issues, pest activity, landscape or irrigation concerns, trip hazards, access concerns, maintenance needs, and waste-service issues. - Correct issues within the role’s scope and promptly report hazards, equipment concerns, property damage, access issues, recurring disposal problems, or conditions outside the role’s scope through established channels. - Use approved cleaning products, chemical labeling, dilution, storage, handling, disposal practices, PPE, hand tools, powered equipment, compactors, and other assigned equipment safely and in accordance with company policy, safety requirements, and manufacturer guidance. - Help maintain a clean, safe, organized, and well-presented community by completing assigned checklists, recurring responsibilities, and support requests accurately and within established timelines. - Partner with the Community Managers, Community Leasing Managers, and Regional teams on special projects and assignments. Work Schedule & Physical Demands: - Must be able to work a full shift and the required work schedule on-site at the assigned property. - Must be available for additional hours, including evenings, weekends, on-call shifts, and overtime when necessary. - Occasional travel may be necessary as needed. (off-property events, sponsorships, and community outreach) - Must be able to lift and move objects up to 50 pounds regularly, as required by the essential functions of the role. - Perform all other duties and responsibilities as assigned. - Frequent standing, walking, bending, stooping, kneeling, reaching, and climbing stairs throughout the workday, including while conducting property tours across the community and grounds. Now Requirements (Ideally, You'll Have): - 1+ years of experience in groundskeeping, janitorial services, facilities support, property maintenance support, hospitality, or a related hands-on service environment; high school diploma or equivalent required. - Build-To-Rent (“BTR”), multifamily, student housing, and/or single-family rental properties. - Hospitality, facilities, janitorial, or groundskeeping experience in an on-site environment. - Ability to follow supervisor direction, complete assigned tasks independently, and communicate property concerns, safety issues, or maintenance needs promptly to the appropriate team member. - Strong attention to detail, dependability, and willingness to complete hands-on cleaning, groundskeeping, waste removal, sanitation, and property presentation tasks consistently. - Working knowledge of basic workplace safety practices, proper use of PPE, cleaning chemicals, sanitation procedures, and safe handling of tools and equipment. - Ability to manage daily task lists, recurring cleaning responsibilities, supply needs, and changing property priorities in a fast-paced, on-site environment. Skills (You'll Crush It If You Have): - Experience with trash and recycling handling, dumpster or compactor area upkeep, exterior cleaning, pressure washing, and routine property walks. - Experience with work-order platforms, mobile checklists, inventory logs, or other basic property operations tools used to track cleaning, maintenance support, supply needs, or completed tasks. - A hands-on, fast-paced property, hospitality, facilities, or service environment where success depends on reliability, urgency, attention to detail, and consistent follow-through. Benefits (Benefits That Matter): - A culture that provides you with a sense of belonging - Competitive pay that values your contributions - Generous PTO to disconnect or celebrate life milestones - Paid 14+ holidays, including your birthday, to disconnect and celebrate - Paid Parental Leave that begins after 90 days - Company retirement options including 401(k) + matching & Roth account option - Paid volunteer time off to give back to your community - Yearly subscription to a meditation app for personal wellness - An environment that provides you a voice to share your perspectives - Employee Assistance Program (EAP) for access to confidential support services Now Schedule: we could include the Work Schedule & Physical Demands points under Schedule heading. But we already used them under Responsibilities. To avoid duplication, maybe we should separate: Responsibilities for tasks, Schedule for schedule/physical demands. However the instruction: prefer a few substantive sections over many thin ones. Could combine schedule into Responsibilities but we already have many responsibilities. Might be okay to have Schedule section separate. But we must not repeat content. If we put schedule items under Schedule heading, we should not also put them under Responsibilities. So we need to decide where to place them. The responsibilities list includes many tasks; schedule items are about work schedule and physical demands. Could be considered part of responsibilities but also schedule. Since we have a Schedule heading available, we could put those points there, and keep Responsibilities focusing on task duties (cleaning, grounds, property readiness, partnering). That seems logical. Thus: Responsibilities: combine Community Appearance, Grounds & Curb Appeal and Property Readiness, Safety, Sanitation & Standards (including partnering). Exclude schedule/physical demands. Schedule: include work schedule and physical demands points. Now Requirements: Idealy, You'll Have list. Skills: You'll Crush It If You Have list. Benefits: list. About the role: include Who We Are, What We Do, Position Overview. Now ensure we don't include boilerplate like Disclaimer, Equal Opportunity, etc. Remove those. Now produce HTML. We'll need to wrap each section in

heading and then

or

  • . For prose we use

    . For lists we use

    • . We must not include any extra text outside HTML. Let's craft. About the role: Could be multiple paragraphs. We'll combine into one
