About the role

The Morgan Group is seeking a dedicated and proactive individual to join our team as a Maintenance Technician. This role involves a variety of responsibilities aimed at ensuring the cleanliness and functionality of our properties.

Responsibilities

  • Adhere to MORGAN’s Maintenance and Emergency Procedures manuals and the Team Member Handbook.
  • Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
  • Complete assigned service requests and repairs in a safe and timely manner.
  • Inspect the property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
  • Clean parking lot areas, garages, walkways, entryways and hallways.
  • Operate indoor floor scrubber machines when necessary.
  • Ensure model tour route is free of debris.
  • Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
  • Empty trash cans and move/clean trash dumpsters and surrounding areas.
  • Absorb and assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
  • Absorb and assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
  • Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
  • Absorb and assist with cleaning of vacant units for move-ins when needed.
  • Clean pool, chairs, tables, decks and umbrellas.
  • Comply with all training requirements set forth for this position.
  • Other tasks as assigned by your supervisor, not listed as essential job functions.

Physical Requirements

  • Will need to be on feet (66% to 100%).
  • Will need to perform the following physical activities (66% to 100%). Example: Bend/stoop/squat/kneel.
  • Will need to climb and work off a ladder.
  • Will need to lift/carry (supplies, replacement parts, ladders, etc.) Over 150 lbs Rare need (less than 1%) Between 75 - 150 lbs Occasional need (1% to 33%) Between 25 - 75 lbs Frequent need (33% to 66%) Between 1 - 25 lbs Constant need (66% to 100%).
  • Will need to wear Personal Protective Gear such as provided back brace, when necessary.
  • Frequent need to see things clearly beyond arm’s reach.
  • Frequent need to hear, speak and understand English.
  • Frequent need to drive to pick up replacement parts and supplies from vendors.
  • Frequent need to work in awkward confining positions.
  • Frequent need to organize, prioritize, and complete multiple tasks concurrently in a dynamic work environment.
  • Frequent need to shift attention between duties and adapt to changing business needs with minimal notice.
  • Frequent need to maintain concentration, accuracy, and productivity while experiencing frequent interruptions.
  • Frequent need to make sound business decisions and exercise independent judgment in a timely manner.
  • Frequent need to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications.
  • Frequent need to use computer systems, property management software, email, and other technology platforms while managing multiple priorities.

Qualifications

  • High school diploma or equivalent.
  • Experience in property management or related field preferred.
  • Knowledge of maintenance procedures and safety protocols.
  • Ability to operate various maintenance equipment.
  • Strong organizational and communication skills.
  • Ability to work independently and as part of a team.
  • Valid driver’s license and proof of insurance.

Pay

Compensation is commensurate with experience and qualifications.

Schedule

Hours are typically Monday through Friday, with some weekend and evening work required.
