About the Role
The Porter plays a key role in maintaining the property’s curb appeal and supporting the team in efficient property management. This position involves frequent physical walks of the property to remove litter, debris, and other waste, ensuring a clean and welcoming environment for residents and visitors.
Responsibilities
- Remove litter, debris, cigarette butts, and other forms of waste from the property on a frequent basis.
- Transfer trash and other items left outside of dumpsters into the dumpster.
- Sweep and clean designated areas.
- Keep dumpster and compactor doors closed.
- Perform "trash-out" duties at vacated apartments daily, including removing abandoned furniture, trash, and boxes, and transferring them to the dumpster or storage area.
- Assist with "make-ready" duties as requested by the Community Manager or Maintenance Superintendent.
- Perform work area clean-up and safety-related duties.
- Detail specific areas of the property regularly, including but not limited to:
- Management Office
- Laundry room
- Mail rooms (if applicable)
- Pathways to show units/models
- Stairways and breezeways
- Dumpster areas
- Recreation areas
- Grounds adjacent to the road and in front of the office
- Walkways to and from, and in-between buildings
- Exterior lighting fixtures
- Parking lots and drives
- Assist in keeping grounds neat and free of litter by raking, sweeping, and shoveling as needed.
- Help clean and maintain storage and shop areas.
- Perform additional duties as assigned by the Maintenance Superintendent or Community Manager.
- Conduct all business in accordance with company policies and procedures, state and federal laws (e.g., OSHA, ADA, Fair Housing).
Requirements
- High school diploma or GED required.
- Basic proficiency in reading and writing English to understand warning/caution labels and written instructions.
- Ability to lift at least 40 pounds at a time.
- Moderate knowledge of basic hand tools such as hammers, screwdrivers, wrenches, and paint rollers/brushes.
- Attention to detail in cleaning duties.
- Exceptional customer service skills.
Qualifications
- Previous experience in a maintenance, janitorial, or porter position is preferred but not required.
- Experience in the multifamily industry is a plus.
Working Conditions
- Exposure to dirt, dust, cleaning solvents, and chemicals.
- Occasional overtime and/or weekend work may be required to maintain cleaning standards.
Pay
$16.00 per hour.
