About the role

SYNC Residential is hiring a Porter to join our service team at a 300+ unit, Class A, Garden Style community built in 2017 in the 78233 area code. The community features modern, elevated finishes with resort-style amenities. Candidates must be comfortable working outdoors in all weather conditions.

Responsibilities

• Walk all grounds, parking lots, garages, pool areas, amenity spaces, and common areas to remove waste and ensure peak presentation.
• Manage and move trash compactors and dumpsters based on the community collection schedule.
• Complete power washing and other preventative maintenance projects as assigned.
• Empty garbage receptacles and pet waste stations throughout the community.
• Clean pet parks and remove pet waste.
• Monitor and report concerns regarding landscaping and irrigation system conditions.
• Enter work orders for areas needing attention.
• Assist in the make-ready process as needed.
• Pick up and clean the entire community exterior, including amenities and common areas, using company-supplied materials and equipment.
• Clean and maintain trash dumpster areas for a tidy appearance.
• Clean and arrange furniture and trash receptacles in pool area(s); test and maintain proper chemical balance of pool water (requires pool operator’s certificate).
• Maintain cleanliness of club facilities, offices, and all other amenity and common areas (e.g., laundry rooms, walkways, streets, driveways, parking lots, entrances, recreational areas).
• Perform exterior building light checks and assist with repairs or replacements.
• Conduct supplemental landscape maintenance, irrigation system repair, and watering of lawn and landscape areas.
• Perform extensive in-house landscape duties (e.g., mowing, edging, trimming, pruning, weeding, fertilizing, planting) if no separate yard crew or contractor is present.
• Thoroughly clean vacated apartments for make-ready, including carpet repairs, dyeing, and shampooing.
• Incorporate safety and customer service into all job duties.
• Remove, relocate, or install furniture and household items in designated apartments or buildings.
• Support unscheduled maintenance tasks (e.g., digging ditches, breaking up concrete, lifting A/C compressors).
• Post notices as required or instructed by supervisor.
• Travel to suppliers to pick up parts and supplies as directed.

Requirements

• High school graduate or GED.
• General janitorial, groundskeeping, or porter experience preferred.
• Must be comfortable working outdoors in varying weather conditions.
• Valid Driver’s License.
• Maintain consistent and punctual attendance.
