Porter

About the Role

The Porter will take direction from the Maintenance Supervisor and report directly to the Property Manager. This role is responsible for the light maintenance, repair, and cleanliness of assigned apartment buildings and grounds, which may include multiple locations and building types. The Porter ensures that properties are maintained to the company's high standards of excellence.

Perform 30 minutes of administrative work each morning as assigned, including online training, reviewing updates, messages from the executive team, and participating in team meetings. Communication and compliance with Property Managers, Maintenance Supervisors, and the Property Support Center are mandatory.

Responsibilities

• Meticulous upkeep of grounds, amenities, building exteriors, leasing office, parking lots, and other community buildings.
• Remove trash from office areas and the apartment community perimeter daily.
• Assist in preparing market-ready units, including removing trash from vacant apartments before making-ready.
• Perform assigned maintenance tasks promptly under the direction of the Maintenance Supervisor or Property Manager.
• Assist in cleaning available apartments, models, shared area bathrooms, hallway/breezeway floors, and elevators.
• Assist the maintenance team with snow removal (if applicable).
• Troubleshoot and repair mechanical, carpentry, and electrical problems.
• Report maintenance concerns for available apartments, models, clubhouse, and common areas to the Maintenance Supervisor.
• Maintain all trash rooms, enclosures, compactors, containers, and surrounding areas.
• Assist with the Supportive Services program to ensure its success.
• Support Pennrose Academy efforts to enhance technical expertise and continuous learning.
• Correct unsafe conditions promptly and ensure compliance with all company, local, state, and federal safety rules.
• Immediately report all unsafe conditions.

Performance Metrics

• Property grounds and interior buildings will always be clean.
• Unit turnover time and quality will improve.
• Limited exposure to liability due to property staff neglect.
• Resident satisfaction surveys will yield consistently positive results.

Requirements

• High School Diploma or GED (preferred).
• One year of property maintenance responsibilities or similar experience.
• Valid driver’s license, insured vehicle, and ability to travel between properties.

Working Conditions

• Ability to work periodic flexible hours.
• Ability to travel by plane and automobile.
• Ability to work at property locations within or near transitional neighborhoods.
• Physical ability to climb stairs, take elevators, bend, squat, reach overhead, and meet standard mobility and lifting requirements for property maintenance tasks.

Pay

$20 - $21/hour depending on experience.
