About the Role

At MRK, the Porter is responsible for maintaining the overall cleanliness, appearance, and upkeep of the property. This includes ensuring that all grounds, common areas, interior spaces, and office areas are clean, safe, and well maintained. The Porter also prepares vacated apartments for new residents by restoring them to move‑in condition and helps create a positive and welcoming environment for residents and visitors. The position supports the Alder Creek & George Read Village communities in Newark, DE.

Responsibilities

• Patrol property daily to identify areas needing cleaning and complete required work, including removing trash/debris from grounds and common areas, keeping the dumpster area clean, and vacuuming, sweeping, and mopping.
• Restore vacated apartments to move‑in condition: clean appliances, kitchen cabinets, sinks, floors, bathrooms (toilet, tub, sink, floor), windows, front doors, and perform touch‑up painting as necessary.
• Perform grounds maintenance such as weed removal, grass‑cutting, planting, and snow/leaf removal from sidewalks, walkways, steps, and driveways/parking spaces.
• Clean the property office as needed: empty trash, vacuum carpets, clean bathroom and kitchen.
• Complete janitorial tasks in accordance with the janitorial schedule.
• Assist maintenance technicians with preventive maintenance, capital improvements, or work orders as needed.
• Assist with other properties within the portfolio and surrounding portfolios as needed, traveling up to 10% of the time.

Requirements

• High school diploma or GED preferred.
• One year of general maintenance experience preferred.
• Knowledge of OSHA rules and regulations preferred.
• Ability to work a flexible schedule and be on‑call for emergencies on weekends, evenings, and holidays.
• Must be able to read, speak, and comprehend English.
• Ability to follow direction and work independently in a fast‑paced, action‑oriented environment.
• Strong troubleshooting and problem‑solving skills.
• ANSI‑approved steel‑toe/composite shoes.
• Valid driver’s license and reliable transportation.

Pay

$19.00 – $21.00 per hour, plus bonus potential.

Schedule

Full‑time position with a flexible schedule; on‑call for emergencies on weekends, evenings, and holidays.
