Porter

About the Role

The Porter is responsible for physically maintaining the cleanliness and housekeeping of the property, including minor repairs, touch-up work, and preventative measures on property fixtures and building common areas. This role ensures the property's interior and exterior are well-maintained and clean, including preparing apartments for new residents. Daily housekeeping is the primary responsibility, along with maintaining property equipment in proper working condition.

Responsibilities

• Water flower beds, lawns, trees, and shrubs.
• Remove branches, shrubbery, grass clippings, and trimmings at the end of each day.
• Perform painting and staining tasks.
• Conduct building clean-up and parking lot/sidewalk clean-up, including sweeping or using a leaf blower to remove debris.
• Walk the property, parking lots, and sidewalks multiple times daily to ensure positive curb appeal.
• Perform minor exterior landscaping, including watering, pruning, and keeping grounds and sidewalks neat and free of debris (raking, sweeping, shoveling as needed).
• Dispose of refuse found in common areas and assist in moving abandoned items to the trash area.
• Assist with various physical tasks as directed (e.g., tearing down fences, digging post holes, carrying heavy items).
• Assist with apartment turnover when requested.
• Clean exterior lighting fixtures and globes.
• Frequently walk the property to remove litter, debris, and pet droppings, ensuring the following areas remain clean:
  • Walkways to and from buildings
  • Parking lots, garages, and drives
  • Pool area
  • Roof deck/courtyard
  • Laundry room
  • Mail rooms
  • Dumpster areas
  • Recreation areas
  • Grounds adjacent to the road and in front of the office
• Provide a list of repairs and replacements needed based on landscaping and grounds inspections.

Qualifications

• High school diploma or equivalent.
• Able to lift at least 50 pounds.
• Valid driver’s license.
