Responsibilities

  • Regular/daily onsite attendance is required.
  • Clean, remove trash, and perform general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements for grounds, buildings, breezeways, and community common areas are completed promptly.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
  • Assist in maintaining a preventative maintenance program to extend the life of the community while minimizing future repairs.
  • Understand and follow Asset key policy; maintain a well-organized and stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections as requested.
  • Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Participate in on-call emergency response for the community.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters; enforce community policies as delegated by the immediate supervisor.

Requirements

  • High School Diploma or Equivalent.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly move about to accomplish tasks or move between worksites, traverse flat and uneven terrain.
  • Frequently ascend and descend ladders, stairs, ramps, step stools, etc.; work in overhead positions and/or reaching; repeat motions involving wrists, hands, and/or fingers.
  • Adjust or move objects in all directions weighing 100+ lbs.; lift and place objects of 100+ lbs.
  • Communicate with others to exchange information; operate motor vehicles and/or golf carts.
  • Exposure to outdoor weather elements (wind, precipitation), including low and high temperatures, and hazardous chemicals.
  • Occasionally move in different positions to accomplish tasks in tight and confined spaces; remain stationary (standing or sitting) for prolonged periods.
  • Operate machinery and power tools; assess accuracy, neatness, and thoroughness of work.
  • Identify and inspect objects and areas; work overtime, weekends, and night hours for on-call property emergencies.

Pay

Salary Range: $17 per hour to $20 per hour.
