About the role
The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter also handles the make-ready process consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Responsibilities
- Regular/daily onsite attendance is required.
- Clean, remove trash, and perform general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas.
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Ensure all repairs and replacements necessary for grounds, buildings, and community features are completed promptly.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Follow Asset key policy and maintain a well-organized, adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Utilize property resources, equipment, and supplies economically.
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
- Participate in on-call emergency response for the community.
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce policies of the community as delegated by the immediate supervisor.
Requirements
- High School Diploma or Equivalent.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to move about to accomplish tasks or move between worksites, traverse flat and uneven terrain.
- Frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., work in overhead positions, and reach repeatedly.
- Must be able to adjust or move objects in all directions of 100+ lbs., lift and place objects of 100+ lbs.
- Communicate with others to exchange information, operate motor vehicles and/or golf carts.
- Exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and hazardous chemicals.
- Occasionally required to move in different positions to accomplish tasks in tight and confined spaces, remain stationary for prolonged periods, operate machinery and power tools.
- Assess the accuracy, neatness, and thoroughness of work assigned, identify and inspect objects and areas.
- Able to work overtime, weekends, and night hours (on-call for property emergencies).
Pay
Salary Range: $20 per hour.
