About the Role
As a Permit Specialist at KB Home, you will manage the residential permitting process from application through permit issuance while maintaining accurate and complete house file records. This role serves as a key liaison between the company, municipalities, utility providers, engineers, and construction teams to ensure homes move efficiently through the approval and construction startup process.
Responsibilities
- Permit Procurement
- Prepare, submit, and track permit and license applications required for residential construction projects.
- Coordinate the collection of required documentation, including plot plans, surveys, soil reports, architectural plans, foundation designs, truss engineering, and other municipality-specific requirements.
- Order and monitor receipt of engineering reports and design documents.
- Assemble complete permit application packages for city, county, and municipal review.
- Serve as the primary point of contact with regulatory agencies throughout the permit approval process.
- Track permit status and secure approvals, permits, inspections, and certificates in a timely manner.
- Maintain accurate records of all permitting activities and documentation.
- Construction Start Package Preparation
- Prepare and distribute complete Start Packages to Construction Superintendents.
- Compile construction orders, lot option orders, floor plans, soil reports, surveys, permit documentation, foundation and truss designs, and municipality-specific requirements.
- Ensure all required documentation is accurate, complete, and available before construction begins.
- Utility and Lateral Coordination
- Apply for electrical and gas lateral services for new home construction projects.
- Coordinate payment of utility-related fees and charges.
- Manage incoming utility billing, including sorting horizontal and vertical utility invoices.
- Upload and maintain utility documentation within designated SharePoint folders and company systems.
- Fee Administration
- Coordinate re-inspection fees and related payment requests for field personnel.
- Monitor construction status to ensure impact fees and other required municipal fees are paid according to project timelines.
- Maintain accurate fee records and support compliance with local requirements.
- Invoice Processing and Compliance Administration
- Process permitting and construction-related invoices and monitor payment status.
- Track and coordinate renewals for contractor licenses, bonds, workers' compensation insurance, and general liability insurance.
- Support document management and compliance recordkeeping activities.
- Maintain organized electronic files and ensure documentation is current and readily accessible.
Requirements
- High School Diploma or GED required; Associate's or Bachelor's degree preferred.
- Minimum of five (5) years of residential permitting experience required.
- Experience working with municipal permitting agencies, regulatory compliance, and residential construction documentation strongly preferred.
- Ability to navigate local municipalities and their permitting process.
- Excellent verbal and written communication skills.
- Strong organizational and project management skills with the ability to manage multiple priorities and deadlines simultaneously.
- Detail-oriented with excellent analytical and problem-solving abilities.
- Proficient in Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook.
- Demonstrated ability to work independently while contributing effectively in a collaborative team environment.
- Customer-focused mindset with a proactive approach to identifying solutions and resolving issues.
- Strong decision-making skills with the ability to assess information, interpret requirements, and take appropriate action.
Qualifications
- Work 8-hour days with flexibility for additional work hours when necessary.
- Conduct business in a professional and ethical manner with city and county governments and agencies, municipal districts, trade partners, and coworkers.
- Ability to complete all physical requirements of the job with or without a reasonable accommodation, including:

- Moving about the work location.
- Driving/traveling as needed.
- Walking up and down stairs.
- Observing details at close range and communicating information clearly.
- Transporting and moving up to 20 lbs (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio).
- Periodically working in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales).
This position is located at the division office.
Pay
KB Home offers a competitive base pay. The expected hourly range for this position is USD $33.65 - USD $36.06, paid semi-monthly. Other rewards may include bonuses or role-specific awards.
