Part-Time Maintenance Technician

Qualifications
- 2 years of multifamily maintenance experience is highly desired.
- Hands-on maintenance skills, including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.
- EPA Type II or Universal certification is highly desired; CPO is a plus.
- Availability to be on-call for emergencies.
- Reliable transportation.
- Positive attitude and desire to learn and develop skills.
- Superior customer service and verbal communication skills.
- Able to work both independently and as part of a team.
- Basic computer knowledge (Windows, Word, Excel, internet, and email).
Responsibilities
- Provide exceptional customer service and high-quality maintenance.
- Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing issues and making repairs according to policies, procedures, safety standards, and code requirements.
- Prepare vacant apartment homes for leasing through the "make-ready" process, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Maintain grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed.
- Support cost-cutting programs by fixing rather than replacing parts when possible and minimizing waste of materials and supplies.
- Conduct routine and periodic property inspections to identify safety and risk management concerns and communicate physical needs to management.
- Follow procedures for obtaining materials, supplies, and tools, track inventory, and notify supervisors of reordering needs.
- Adhere to property management rules, regulations, and guidelines, including safety protocols, OSHA training, and reporting accidents or incidents.
- Comply with company policies, Fair Housing, ADA, and all laws pertaining to the apartment industry.
Physical Demands & Working Conditions
- Classified as essential staff; expected to report to work and adhere to safety protocols, including during inclement weather.
- Frequent standing, walking, reading, writing, and verbal communication.
- May work in elevated sites or on uneven ground.
- Occasional squatting, bending, twisting, pushing, and pulling.
- May be required to travel to sister communities to provide maintenance support.

Pay
Compensation Range: $19—$20 USD per hour.
