Part Time Maintenance Technician

Essential Duties & Responsibilities

  • Regular/daily onsite attendance is required
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
  • Aid in the scheduling and performance of all maintenance/repair-related turn events
  • Absorb the daily clean-up of the exterior of the community, including grounds, breezeways, and all common areas
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
  • Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns
  • Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
  • Understand and follow Asset key policy
  • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Aid the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
  • Participate in unit inspections as requested
  • Aid the Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
  • Afford excellent customer service and monitor service request turnaround and responsiveness
  • Manage the projects of achieving a favorable image of the community to achieve property objectives and public recognition
  • Enforce policies of the community that the immediate supervisor delegates

Education/Experience

  • High School Diploma or Equivalent
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly required to move about to accomplish tasks or move from one worksite to another
  • Frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs.
  • Communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts
  • Assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals
  • Able to work overtime, weekends, night hours (on-call property emergencies)
  • Occasionally remain in a stationary position, often standing or sitting for prolonged periods

Licenses/Equipment

  • Must have reliable transportation due to the emergency on-call requirement

Qualifications

  • Must have basic knowledge of Fair Housing Laws and OSHA requirements

Benefits

Full-time employees also receive paid sick days and company holidays. Salary Range: $20.00 per hour to $28.00 per hour
