About the Role
The Marketing Representative coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing to new residents, ensuring resident satisfaction, and securing lease renewals.
Organizational Responsibilities

Responsibilities
- Perform all sales and leasing activities in person to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, and ensuring smooth move-ins.
- Inspect apartments prior to move-in to ensure they are in ready condition and coordinate with the maintenance team to address outstanding items.
- Stay informed about market and competitor conditions, develop and implement marketing plans, and follow property policies on concessions and specials.
- Design and execute offsite marketing activities, including resident referral programs, employer outreach, and internet marketing (Facebook, Instagram, email, etc.).
- Use property management software (e.g., Yardi) to track apartment availability, record leasing activities, and manage resident and prospect data.
- Maintain the property and show units to company standards, including daily inspections, communicating maintenance needs, and preparing the leasing office.
- Follow up with prospects and new residents to ensure satisfaction through emails, thank-you notes, calls, or other contacts.
- Execute lease renewal programs by preparing and delivering renewal letters, meeting with residents, and ensuring timely signing of renewal documents.
- Respond promptly and courteously to resident and client concerns, documenting and conveying requests as needed.
- Complete accounting, financial, administrative, and other reports as assigned.
Requirements
- High school diploma or GED equivalent.
- Employment history demonstrating sales, marketing, internet, and customer service experience.
- Ability to read, write, and communicate effectively to complete legal documents, explain apartment features, and resolve customer issues.
- Mathematical skills to perform calculations for financial records, budgets, and fiscal reporting.
- Proficiency in word processing, property management software (preferably Yardi), and spreadsheet programs.
- Fluency in using the internet for marketing, advertising, and sales, including search engines and websites.
- Current valid driver’s license.
Skills
- Sales skills: generating leads, conducting presentations, qualifying prospects, and closing sales.
- Ability to apply common sense to carry out instructions in written, oral, or diagram form.
- Problem-solving in situations involving several concrete variables.
Schedule
This position is scheduled for 26 hours per week: Tuesday, Wednesday, Thursday (10:00 AM–5:00 PM) and Saturday (12:00 PM–5:00 PM). Availability to work weekends when scheduled is required.
Physical Demands
- Regularly required to use hands, talk, hear, stand, walk, reach, climb, stoop, and squat.
- Intermittently required to sit.
- Must be able to access all parts of the property, including amenities, and operate golf carts if applicable.
- Ability to push, pull, lift, or maneuver up to 20 pounds independently and 50 pounds with assistance.
- Specific vision abilities include close, distance, color, peripheral, depth perception, and ability to adjust focus.
- Routine local travel may be required for training, market research, or other job-related responsibilities.
