Part-Time Leasing Consultant

About the role

We're seeking a talented leasing consultant to join our team at Avenue5 Residential. This position involves coordinating all aspects of apartment rentals, move-ins, move-outs, and lease renewals. Key responsibilities include interacting with prospective and current residents, generating traffic, qualifying prospects, leasing apartments, preparing lease documentation, and maintaining accurate records.

Responsibilities

• Interact directly with prospective and current residents to achieve maximum occupancy and ensure resident satisfaction.
• Generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork and processes.
• Maintain model apartments in touring condition and orient prospective and current residents to the property.
• Process renewal paperwork and ensure documentation is delivered to current residents on a monthly basis.
• Enter applicable information into the computer to maintain accurate and detailed records of traffic activity.
• Follow up with all prospective residents via phone, mail, or email, converting phone traffic into scheduled appointments.
• Inspect apartments prior to resident move-ins and ensure they are in move-in condition by coordinating move-in/out needs and schedules with the maintenance team.
• Create and maintain confidential resident files, review move-in paperwork with new residents, and complete weekly leasing reports in an accurate and timely manner.
• Support management by providing clerical support such as answering phone calls, filing, and processing property invoices.
• Absorb and respond to requests from residents promptly and accurately, assisting with resident relations throughout their tenancy.
• Assist with planning and implementing resident activities to increase retention.
• Ensure compliance with company policies, health and safety rules, and local, state, and federal laws.
• Perform other duties as assigned.

Requirements

• High school diploma required.
• One year of previous sales experience preferred.
• One year of previous residential leasing experience preferred.
• Excellent customer service and interpersonal skills with the ability to relate to others.
• Prior experience in Yardi Voyager or another equivalent system preferred.
• Basic knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel.
• Sensitivity to confidential matters.
• Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
• Ability to relay technical concerns with adequate detail, quickly and accurately.
• Strong organizational and time-management skills.
• Ability to cope with and defuse situations involving angry or difficult people.
• Valid driver's license, clean driving record, and current auto insurance required.
• To comply with all safety requirements, must complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
