Responsibilities

  • Regular/daily onsite attendance.
  • Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign leases.
  • Conduct all functions necessary to close sales, including making appointments, generating new leads, conducting tours, maintaining model units, and follow-up.
  • Complete all leasing paperwork needed before move-in.
  • Assist with lease audits, walking units, and turn process.
  • Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.
  • Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve leasing goals.
  • Perform various administrative tasks as needed.
  • Address resident complaints, concerns, and requests to ensure resident satisfaction.
  • Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Contribute to the general upkeep and cleaning of office, common areas, and model units.
  • Assist in implementing the annual marketing plan and outreach.
  • Review and complete market surveys/analysis to generate ideas and formulate plans.
  • Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce community policies as delegated by the immediate supervisor.

Requirements

  • High School Diploma or Equivalent.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to move about to accomplish tasks or move between worksites.
  • Frequently required to communicate with others, ascend/descend ladders, stairs, scaffolding, ramps, and remain stationary for prolonged periods (standing or sitting).
  • Occasionally required to move in different positions, work in tight/confined spaces, overhead positions, and reach/adjust/move objects up to 25 lbs.
  • Lift or place objects up to 25 lbs in all directions.
  • Operate machinery, power tools, vehicles, and/or golf carts.
  • Assess accuracy, neatness, and thoroughness of work.
  • Work overtime, weekends, night hours (emergencies), and in extreme temperatures.
  • Work in outdoor environments (precipitation, wind) and small/enclosed spaces.
  • Exposure to hazardous chemicals and traverse flat/non-flat terrain.

Pay

Salary Range: $19 per hour to $23 per hour.
