Basic Functions
- Manage all aspects of the homebuilding process from housing start through the post-closing follow-up.
- Build each house within company specified cost budgets, building time standards, quality expectations and superior customer relations.
- Oversee certain company personnel including Builder Apprentices, Technicians, and manage suppliers and subcontractors provided to them by their manager or Company management.
- Manage a high volume of homes under construction while maintaining high company standards.
- Manage tight deadlines, promptly address changes without disrupting schedules, and manage high volumes of work with minimal direct supervision.
Scope and Decision Making
- Demonstrate a thorough understanding of the residential home-building process, state and local codes, and material and labor installation specifications and requirements.
- Interact professionally with subcontractors, suppliers, land developers, code enforcement officials, customers, and inner company personnel.
- Show a thorough working knowledge of architectural and engineered plan reading.
- Control overhead costs within company guidelines.
- Maintain inspection failure rate at levels that are within municipal and company guidelines.
- Train a new Apprentice to advance to the Builder level.
- Show a working knowledge of long, short, and weekly construction scheduling, as well as proficiency in executing each of the aforementioned schedules in their appropriate sequence and stage of construction.
- Show a working knowledge of as-built plans for subdivisions.
- Show a general knowledge of mass grading and dirt balancing.
- Show a working knowledge of current Erosion Control methods, and the ability to work from grading plan.
- Walk every permitted house daily to inspect quality, monitor daily schedules, and provide subcontractors necessary guidance as required to assure they complete their trade properly.
- Manage a clean, pristine community and individual homes, as well as provide a safe work environment.
- Manage and maintain a clean and safe work environment for all trades, customers, and company personnel on a daily basis.
- Respect and properly maintain company equipment, office and storage facilities, and any other Company resource that may be used to perform a specific job function.
- Facilitate weekly status meetings with community New Home Specialist and record meeting notes per Company standards.
- Facilitate pre-construction, pre-drywall, pre-settlement, pre-closing and follow-up inspections for each home started, as outlined in the “Built with Care” program.
- Remedy all “items for completion” within company prescribed time period.
- Deliver above standard houses and overhead cost control levels demonstrating new approaches to reduce operating cost while improving quality.
- Release vendor payment only after work has been completed to Company standards.
- Deliver all homes within Company specified quality; build time; budgets; customer satisfaction levels and warranty parameters while complying with state and local building codes, erosion control and OSHA Safety standards.
- Consistently demonstrate assigned community is well marketed to include but not limited to Model Home; empty lots; lots under construction; homebuilding compound; featured homes (complete and work in process) common open spaces.
- Install and maintain lot signage on each permitted lot; posting Company Policies, building permits, and marketing signs.
- Maintain homebuilding compound and field office to company standards.
- Conduct a thorough pre-inspection of all start packages before accepting a project, verifying the accuracy and completeness of construction plans, purchase orders, homeowner selections, change orders, and all related project documentation.
- Represent Company, at all times, in a highly professional manner.
- Facilitate Customer Service and Warranty requests.
Qualifications
- 5 years’ experience in a high-volume residential production environment.
- Bachelor’s degree in a related discipline is preferred.
- Strong time management and organizational skills.
- Excellent written, verbal communication and customer service skills.
- Successful completion of a pre-employment drug and background screening.
Work Conditions
- Workweek: Monday through Friday; Saturdays if workload requires.
- Minimum working hours: 7:30 a.m. to 4:30 p.m.
- Work truck: Dependable transportation that is to be utilized, as required, to haul materials or labor in order to complete necessary job functions.
- Physical Capacity: Frequently required to bend, stoop, crawl, squat, kneel, stand, twist, push and pull (often while carrying or lifting).
- Lifting: Lifting may be required on a daily basis; including oversized items (weights may reach 100 pounds).
- Weather: Outdoor climates may require each Builder to work in extreme temperatures and during various forms of precipitation.
- Dress: Proper business attire and personal hygiene (as specified in the employee handbook) required representing company in a professional manner.
- Stress: Situations may exist on a frequent basis that requires tolerances for stress as well as appropriate stress management techniques to be utilized.
- Travel: May be required to travel to different communities or jobsites daily.
