Outside Sales Counselor
About the Role
As an Outside Sales Counselor, you will embrace Meritage Homes’ active sales culture to generate new home sales by leveraging relationships with Realtors and new home buyers. You will serve as the liaison between Realtors, new homebuyers, construction teams, the Closing Department, and the Title Company throughout the building process, ensuring exceptional customer service.
Responsibilities
- Accomplish sales and customer service goals as determined by your Sales Leader.
- Maintain and cultivate Realtor relationships to create long-term partnerships and recurring business.
- Connect unrepresented homebuyers with Realtors and foster partnerships through the homebuying process.
- Ensure communities, homes, and surrounding areas are pristine to provide a quality experience for guests.
- Refine and improve your personal sales presentation to effectively convert leads.
- Use consultative selling techniques to educate customers about the home-buying industry and influence sales.
- Proactively use the CRM system to manage discovery and follow-up strategies for potential customers.
- Engage visitors and demonstrate models, home sites, or showcase homes based on guest needs.
- Provide detailed community, home site, floor plan, and pricing information.
- Drive sales by presenting the Meritage Homes Purchase Agreement, including payment details, taxes, insurance, CC&Rs, HOA rules, and amenity information.
- Actively solicit new and referral business using Salesforce.com to enhance prospecting efforts.
- Ensure accurate and timely completion of buyer paperwork and internal reporting.
- Assist buyers with scheduling appointments for design studios, operations managers, mortgage, and title companies.
- Communicate with lenders to track loan status and expedite processing and closing.
- Maintain extensive product knowledge, including community details, plans, features, pricing, options, warranties, and construction knowledge.
- Stay updated on competition through a Competition Analysis Notebook, tracking sales incentives, new products, and promotions.
- Keep informed about local markets, real estate laws, trends, regulations, and economic factors affecting home buying.
- Shop competitors to assess community traffic, sales, visual presentation, and promotions.
- Update buyers throughout the construction process and act as their primary point of contact.
- Ensure customer satisfaction from initial visit to closing.
- Complete onboarding and assigned training.
- Maintain and promote the company’s image with prospects, customers, homeowners, and brokers.
- Establish and maintain relationships with realtors and mortgage brokers.
- Attend weekly sales meetings or other meetings as directed by management.
- Handle special projects and other duties as assigned.
Requirements
- Minimum High School Diploma or equivalent; some college coursework or a Bachelor’s Degree strongly preferred.
- 3+ years of previous experience in outside sales.
- Minimum of one year of experience in new home sales with a proven track record of success.
- Valid Real Estate License may be required in some states; a plus in others.
- Proficiency with Microsoft Office applications (Outlook, Word, Excel).
- Strong oral and written communication skills; excellent customer service skills.
- Excellent interpersonal skills; ability to communicate effectively with all personality types.
- Professional demeanor with the ability to handle stress and work directly with prospective buyers and Realtors.
- Customer-driven presentation skills and the ability to communicate with confidence.
- Strong sales skills; ability to influence others, close high-value sales, and overcome objections.
- Team player with demonstrated ability to work within cross-functional teams.

Schedule
Must be able to work nights, weekends, and most holidays.
