Operating Engineer (Part Time)

What your day-to-day will look like
- Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
- Maintain work order system (CMMS) daily and complete any tenant service requests
- Perform assigned preventive maintenance and inspection tasks
- Support on-call or emergency response situations (if applicable)
- Troubleshoot all building systems, including electrical, DDC and pneumatic controls
- Comply with all safety procedures
- Participate in ongoing technical, safety, and operational process training programs
- Other projects and tasks to be assigned
Responsibilities
- Conduct monthly fire extinguisher inspections and roof walks
- Perform water system checks including monitoring bathroom toilet shutoffs and operating floor one sinks
- Complete interior and exterior building walks, including perimeter inspections around pond area to verify drainage systems are clear and functioning
- Prepare and submit monthly occupancy reports and monitor building population trends
- Coincide and manage vendor work orders and preventive maintenance activities within designated scope of responsibility
Buildings 10 & 11 Responsibilities
- Maintain interior and exterior building envelope (walls only)
- Coordinate roof-related work and facilitate vendor services for roofing systems
- Manage exterior building maintenance projects, including building coating and facade work
Site-Wide Responsibilities
- Coordinate landscaping services across campus
- Oversee parking lot maintenance including restriping and surface repairs as needed
- Serve as liaison between property operations and facilities teams for work coordination
Required Qualifications
- 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
- Trade school education, union training, military service or college is desirable
- Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
- Ability to lift up to 50 lbs
- Comfort using ladders up to 30 feet tall
- Ability to frequently climb, bend, kneel, lift and/or drive
- Strong customer service skills
