What this job involves

As a Building Controls Technician at JLL, you'll play a critical role in maintaining and optimizing the sophisticated control systems that keep our client facilities running smoothly and efficiently. This position focuses on the repair, replacement, calibration, and upgrading of building automation systems, programmable logic controllers, and critical environment controls that manage everything from HVAC operations to utility monitoring. You'll work closely with engineers, mechanics, and technicians to troubleshoot complex controls-related challenges, perform preventive and corrective maintenance, and ensure all systems comply with environmental and safety standards.

  • Perform technical maintenance on facilities equipment including air handlers, chilled water systems, hot water systems, building exhaust, compressed air, vacuum pumps, controls, lighting, electrical systems, VFDs, sensors, and meters
  • Repair, replace, calibrate, and adjust building process controls system equipment and instrumentation to ensure optimal performance
  • Troubleshoot and resolve controls-related problems across building automation systems (BAS), programmable logic controllers (PLCs), and associated field devices
  • Complete preventive and corrective maintenance activities on controls equipment including freeze stat calibration, critical alarm systems, utility plant operations, water treatment systems, and electrical systems
  • Maintain complete and accurate documentation of all system changes, modifications, and maintenance activities
  • Monitor SCADA screens daily to identify system troubles or inefficiencies, then implement repairs or adjustments to restore optimal operation
  • Install, maintain, troubleshoot, and program PLCs while learning appropriate alarm responses to common PLC-initiated alarms
  • Work with field instruments to accurately measure and calibrate temperature, humidity, pressure, flow, and level across facility systems
  • Provide 24-hour on-call coverage on a rotational basis and work overtime, weekends, and holidays as required to support critical facility operations

Required qualifications

  • A high school diploma or general equivalency degree (GED)
  • At least three years of experience with design, installation, or maintenance of building controls systems
  • Demonstrated knowledge of building automation systems (BAS), programmable logic controllers (PLCs), and pneumatic controls
  • Experience working with controlled equipment including motors, pumps, valves, air handling units, VAV boxes, variable frequency drives, heat exchangers, chillers, boilers, and air compressors
  • Proficiency reading and interpreting electrical line diagrams, ladder logic diagrams, layout drawings, system drawings, and manufacturers' equipment specifications
  • Knowledge of and practical experience with field instrumentation for measuring pressure, temperature, flow, and level
  • Hands-on experience with hand tools and test equipment used in controls maintenance and troubleshooting
  • Strong computer skills including general CMMS experience and familiarity with Windows software
  • Ability to read and comprehend complex technical instructions, correspondence, and procedures, and write clear technical documentation

Preferred qualifications

  • Advanced knowledge and practical experience with calibration of field instrumentation and electronics testing, troubleshooting, and calibrating
  • General understanding of controls systems programming and ability to make programming modifications as needed
  • Experience commissioning, starting up, and integrating new facility systems into existing building automation networks
  • Familiarity with energy management systems and experience identifying energy savings opportunities through system optimization
  • Previous experience mentoring or training junior technicians in controls systems operation and maintenance
  • Knowledge of HVAC systems including heat pumps, chillers, boilers, and associated control strategies
