Operating Engineer

About the role

As a Data Center Operating Engineer, you will assist in the hands-on maintenance of building systems to ensure safe, efficient, and proper operations of all assigned properties. You will perform minor repairs and help operate, monitor, and maintain building systems through preventive maintenance. You must be a Member in Good Standing with Local 68 or be willing to become a member upon acceptance by the Union.

Responsibilities

• Perform installation, maintenance, repair, and operation of mechanical, electrical, and power generation equipment to support the critical environment.
• Operate systems safely and efficiently in accordance with government regulations, company policies, Standard Operating Procedures (SOP), Method of Procedure (MOP), and Emergency Operating Procedures (EOP).
• Learn building control, electrical, and UPS systems through on-the-job training, operations manuals, and documentation.
• Perform predictive, planned, preventive, and routine maintenance, equipment rounds, and service requests as directed.
• Maintain systems in accordance with the JLL Preventative Maintenance Program.
• Assist in developing and improving preventive maintenance programs, schedules, work instructions, SOPs, MOPs, EOPs, and other procedures.
• Inspect and repair pumps, fans, valves, and motors to ensure proper operation of equipment and systems.
• Perform visual and operational inspections of equipment and interpret specifications, blueprints, and job standards.
• Analyze and resolve work problems to achieve work goals.
• Maintain time, production records, and customer service requests.
• Work flexibly within a changing scope of responsibilities while adhering to procedural constraints to minimize human error.
• Foster teamwork to create a positive working environment.
• Maintain and repair mechanical, plumbing, structural, furniture, fire, life safety, and control systems to applicable standards.
• Monitor and maintain refrigeration, water cooling, air conditioning, boilers, heating, ventilating, hot water equipment, pumps, valves, piping, filters, and other mechanical/electrical equipment.
• Complete all client service requests accurately and expediently.
• Comply with building policies, including safe storage, usage, and disposal of hazardous materials, while maintaining a clean and safe workplace.
• Act as the on-call engineer periodically as requested by a supervisor.
• Participate in emergency response procedures, technical, and safety training programs.
• Perform all work using proper safety equipment and in a safe manner.

Requirements

• High school diploma or GED required.
• Minimum of four (4) years of relevant experience in the building maintenance industry.
• Accredited trade school degree in HVAC, electronics, or other industry-related trade, or equivalent union training and certification.
• Universal CFC certification (or obtain within 90 days of employment).
• Knowledgeable in the safe use of tools such as ladders, lifts, basic hand tools, voltmeter, manual drain auger, plumber’s helper, safety goggles, ear protection, and fire extinguisher.

Skills

• Communication & Technology: Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Proficient in using desktop PCs, cellular phones, tablets, copiers/scanners, and other electronic tools. Experience with Microsoft Office (Word, Outlook, Excel) and CMMS systems.
• Mathematical: Ability to calculate load balancing, proportions, percentages, area, circumference, and volume. Apply concepts of basic algebra and geometry.
• Reasoning: Ability to solve practical problems and interpret instructions in written, oral, diagram, or schedule formats.

Physical Demands

Physical demands include frequent standing, walking, reaching, climbing, balancing, stooping, kneeling, crouching, or crawling. Must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds.

Work Environment

The role involves exposure to electrical shock risks, moving mechanical parts, and heights up to 30 feet. Occasional exposure to wet/humid conditions, extreme cold, and heat. The noise level in the work environment is at times moderately loud.
