About the Role

We are accepting applications for an operating engineer position in our Tenant Service Center (TSC), which sits at the heart of our engineering operations. The TSC is a world-class command and control center where 80+ of JBG SMITH’s buildings are managed and controlled from a central location. From this center, all of our buildings are operated, including the control of all set points, schedules, and alarms. The TSC supports our onsite engineering teams and serves as a resource for troubleshooting, optimization, and other engineering and facility management activities. This role will have responsibility over one of the largest real estate portfolios in the country.

Responsibilities

• Mechanical operations across our portfolio, including starting and stopping equipment, managing setpoints, and responding to alarms and faulted equipment.
• Scheduling equipment and troubleshooting HVAC issues in commercial office and multifamily operations.
• Monitoring and managing building automation systems (BAS) such as Siemens and Tridium.
• Following procedures to address system alarms and malfunctioning equipment.
• Reviewing building performance reports to identify anomalies, underperforming or malfunctioning equipment, and proposing solutions.
• Self-educating through online learning and research to solve operational issues.
• Prioritizing tasks across a real estate portfolio and juggling simultaneous responsibilities.
• Supporting onsite engineering teams with troubleshooting and optimization.

Requirements

• High school diploma or General Equivalency Diploma (GED).
• At least three (3) years of engineering operations in large office, multifamily, medical, or hotel buildings.
• Experience with building automation systems (BAS) / energy management systems (EMS), such as Siemens and Tridium.
• Experience in a 24/7/365 operations center, power plant, NOC, or other mission-critical mechanical system monitoring.
• Experience as a controls engineer or controls technician for BAS/EMS (programming experience is a plus).
• Military experience in mission control rooms, propulsion plants, or other mission-critical systems (e.g., Officer of the Watch).
• Strong technical knowledge of HVAC systems and quantitative skills.
• Excellent communication and phone etiquette skills.
• Reliability, dependability, and flexibility to respond to emergencies and shift overage.
• Schedule: 3rd shift, Wednesday through Saturday (subject to change based on business conditions).

• Subject to extremes of temperature while working in mechanical rooms or outdoors.
• Regularly exposed to wet or humid conditions (non-weather), moving mechanical parts, high voltage electricity with risk of electrical shock.

• Noise level in the work environment is usually loud and occasionally requires the use of hearing protection equipment.

$58.20/hourly
