About the Role
This position involves maintaining and ensuring the reliability of building systems at assigned properties, performing operational tasks, general repairs, and providing expertise to both the Construction and Property Management teams. The role requires strong customer service skills and the ability to respond effectively during emergency situations.
Responsibilities
- Maintain position-appropriate knowledge of building systems, operational lease requirements, inspection processes, and system maintenance.
- Participate in industry or Granite-led training to stay updated on industry expertise.
- Perform operational activities to ensure the reliability of building systems, including DDC and pneumatic controls, plumbing, electrical systems, access controls, and fire/life safety systems.
- Conduct general building repairs and maintenance (e.g., ceilings, lighting, roofing, doors, flooring, garages, and parking areas).
- Maintain and update departmental records and documents as directed by supervisors.
- Fulfill on-call duties, including availability during assigned rotations, prompt responses to calls, and thorough communication with the property team.
- Provide building expertise to the Construction team during tenant improvement or capital projects by reviewing documentation, performing system checks, attending meetings, and assisting with inspections.
- Support the Property Management team with operations, capital budgets, inspections, repairs, and addressing operational disturbances.
- Respond promptly and effectively during emergency situations based on training and direction.
- Maintain productive relationships and high-level customer service with internal and external customers and partners.
- Resolve customer requests promptly with clear communication throughout the process.
- Participate actively in building and company-related functions.
Requirements
- High school diploma or General Education Degree (GED) required.
- Strong mechanical and electrical aptitude.
- 3 to 5 years of related industry experience.
- Appropriate industry licenses and certifications (electrical, mechanical, safety) preferred.
- Willingness to develop technical skills through ongoing training and obtain required licenses/certifications for advancement.
- Ability to work overtime, participate in on-call rotations, and respond during emergencies.
- Reliable transportation to travel to various properties within the market.
- General computer skills, including familiarity with Outlook, Word, and Excel.

Physical Requirements
- Hearing and visual ability to detect and react to emergency situations.

Travel
Minimal travel required, up to 5%. Reliable transportation is necessary.
