About the role

An Onsite Manager is responsible for the overall management of the day-to-day operations of the apartment community, including leasing, marketing, resident services, and turnover management. This is a part-time position requiring 7-10 hours per week, and the manager must live onsite in a discounted studio unit.

Responsibilities

  • Oversee 1 building with a total of 26 units.
  • Serve as the primary point of contact for residents and vendors, including managing after-hours emergencies.
  • Conduct and manage all aspects of the leasing process using Appfolio, including generating and posting notices, pre-move-out inspections, deposit return calculations, turn management, vacancy marketing, showings, lease signings, and change of terms tracking.
  • Maintain awareness of market comps to ensure renewals and annual increases align with market rates.
  • Apply knowledge of landlord-tenant and fair housing laws, as well as local, state, or federal regulations relevant to the role.
  • Maintain accurate property and resident information in Appfolio, including work orders, inspections, lease details, and vendor information.
  • Perform basic porter services (cleaning and sweeping) to maintain property appearance.
  • Manage vendor performance to ensure timely completion of work orders.
  • Participate in creating the annual property budget and maintain awareness of financial management goals for assigned properties.
  • Review and approve vendor invoices for accuracy and validity.
  • Attend recurring On-Site Management Council meetings to share best practices and receive updates.
  • Monitor dashboard metrics weekly (e.g., vacancies, delinquencies, turn times, work order completion) and create action plans for metrics below goal.
  • Order and maintain inventory of materials and supplies, handling invoicing and billbacks through the designated program.

Requirements

  • 3+ years of experience in the property management industry.
  • Strong interpersonal skills and ability to work in a fast-paced environment.
  • Willingness to live onsite in a discounted studio unit.
  • Proficiency in Microsoft Office, Excel, and Appfolio (preferred).
  • Ability to work weekends if needed.
  • Valid driver’s license, current proof of insurance, and a clean motor vehicle record with no major violations.

Pay

$18.42 per hour.
