On-Site Leasing Manager- NYC Properties

About the Role

We are seeking a dynamic and results‑driven On‑Site Leasing Manager to lead all facets of the leasing operation at one of our premier New York City properties. In this role you will build and inspire a high‑performing leasing team—recruiting, training, and coaching leasing specialists—to consistently deliver an exceptional resident experience from first contact through lease execution. You will drive occupancy performance, deploy targeted strategies to attract and convert prospective residents, and foster lasting tenant relationships that support retention.

Responsibilities

• Develop and implement leasing strategies and initiatives to maximize occupancy rates and revenue.
• Establish leasing targets and objectives and monitor progress regularly.
• Oversee the leasing team, providing guidance, training, and performance evaluations.
• Collaborate with the marketing department to create effective advertising and promotional campaigns.
• Conduct market research to identify emerging trends, competitor analysis, and pricing strategies.
• Negotiate and finalize lease agreements, ensuring compliance with legal and regulatory requirements.
• Maintain strong relationships with existing tenants, addressing concerns and ensuring high tenant satisfaction.
• Monitor market conditions and assist in adjustments accordingly.
• Work with property managers to ensure timely unit turnover and prepare units for new tenants.
• Develop and maintain a database of prospective tenants and keep accurate records of leasing activities.
• Provide regular detailed reports and updates to the executive team regarding leasing performance, market trends, and forecasts.
• Stay informed about changes in local and state laws and regulations related to leasing and rental properties.
• Attend industry events, conferences, and seminars to expand professional network and stay updated on best practices.

Qualifications

• Valid real estate license in the state of New York (or willingness to obtain one).
• Bachelor’s degree in business administration, real estate, or a related field.
• Minimum of 5 years on‑site leasing and/or management experience; prior lease‑up experience required.
• Proven leasing experience, preferably in the New York real estate market.
• Strong knowledge of New York City’s rental market, trends, and pricing strategies.
• Excellent negotiation and communication skills, both written and verbal.
• Technology savvy – comfortable with smartphones, various applications, and operating systems.
• Demonstrated leadership abilities and experience managing and training a sales team.
• Detail‑oriented with strong organizational and time‑management skills.
• Ability to work effectively in a fast‑paced, results‑driven environment.
• Proficiency with office, leasing, and property‑management software (Yardi Rent Café preferred).
• Familiarity with local and state leasing and rental regulations.
• Professional demeanor and ability to build and maintain positive relationships with tenants, colleagues, and external stakeholders.
• Physical demands: regular walking, standing, and sitting for extended periods; occasional stooping, kneeling, or crouching; ability to lift items up to ~40 lb; extensive computer use.

Pay

Competitive pay: $110,000 – $120,000 (also eligible for commissions and discretionary bonus program).

Schedule

Ability to work a flexible schedule based on the property as well as company needs. Regular, dependable attendance and punctuality required.
