About The Role

POAH Communities is currently seeking a qualified individual to serve as an Occupancy Specialist for Briston Arms Apartments. The Occupancy Specialist will assist with property management tasks, including HUD Section 8 and LIHTC certifications.

Cambridge, Massachusetts is one of the country's most desirable and expensive real estate markets due largely to the presence of Harvard University, Massachusetts Institute of Technology and the City's location next to the City of Boston. Briston Arms has been serving as an affordable housing asset for the City of Cambridge since 1973, providing housing choices for residents with a range of incomes. Briston Arms was at risk of losing its affordability when the subsidy restrictions would have expired in 2018. As a result of this acquisition, POAH will continue Briston Arms' use as a mixed-income community and is making renovations which will help preserve and ensure its affordability for years to come. The mix includes Section 8 Housing Assistance rental subsidies for 73 of the apartments and new rental assistance subsidies for an additional 46 apartments. Thirty five of the apartments will continue to be offered at market rates. POAH renovations include new windows, roof, storm doors, siding, electrical upgrades and masonry repairs. The property will also be brought into compliance with current ADA (accessibility) requirements.

About Your Impact

Oversee regulatory requirements of each property’s funding sources.

• Manage administrative tasks such as: collecting rents, processing move-ins / move-outs in the Yardi System.
• Assure all vendors follow company policy and that they are complying with Federal, State and Local guidelines.
• Comply with work orders through the Yardi software system at each site.
• Maintain waitlists, evaluate eligibility and income, calculate rents and utility allowances.
• Implement procedures including facilitating residents’ interviewing and screening process.
• Understand the lease and grievance procedures.

About You

• 2 years’ experience in property management
• Knowledge of HUD rules and regulations
• Knowledge of Low Income Housing Tax Credit regulations
• Self-motivated individual with ability to work independently
• Strong customer service and communication skills
• Strong problem solving skills
• Accurate and detail-oriented
• Enthusiasm and desire to join a management team dedicated to transforming communities and providing affordable, quality housing
• Experience with YARDI software
