(NGIS NNSY PORTSMOUTH) MAINTENANCE MANAGER

About the role

Manages the daily maintenance operations of a 200-room NEXCOM Hospitality Group (NHG) property.

Responsibilities

• Develop, organize, coordinate, execute, and supervise a comprehensive maintenance, repair, and renovation program at the site level.
• Provide input for short- and long-range planning.
• Utilize the Property Management System (PMS) to access guest room information and status, retrieve occupancy data, and maintain out-of-order or out-of-inventory guest room requirements.
• Plan and schedule ongoing production-oriented work for all maintenance personnel on a daily, weekly, monthly, and quarterly basis, adjusting staff levels as required to meet workload demand.
• Perform various maintenance-related work associated with assigned NHG buildings.
• Coordinate with Public Works NAVFAC planners and outside organizations conducting maintenance-related work in NHG facilities.
• Perform inspections of all facilities and common areas.
• Conduct other inspections with management, Command, Regional, or NHG staff as requested.
• Follow up on all corrective actions in a timely manner to ensure completion and guest satisfaction.
• Ensure compliance with standard operating procedures, safety requirements, formal and on-the-job training of the maintenance staff, and inventory maintenance of all tools and equipment.
• Ensure maintenance operates in accordance with established instructions and procedures.
• Handle all maintenance supervisory actions, including preparing briefings on facilities, preparing evaluations and NAVPERS requests for actions, coordinating interviews for maintenance laborer and grounds keeping staff, preparing cost estimates for in-house self-help projects, and evaluating cost estimates for contractors' proposals within NHG funded by Non-Appropriated Funds.
• May supervise positions including Maintenance Supervisor, Maintenance Mechanic, Maintenance Worker, Groundskeeper, and Motor Vehicle Operator.
• Conduct counseling and evaluations, ensure required training is complete, and recommend awards to supervisor.
• Participate in approving and/or recommending leave, ensuring schedules meet all program requirements.
• Handle staff suggestions and complaints in a tactful and diplomatic manner, referring difficult or unusual situations to management.
• Ensure EEO concepts are applied and an appropriate work environment is maintained.
• Ensure security of all guests is maintained at all times.
• Ensure guest privacy is maintained at all times.
• Perform other related duties as assigned.

Qualifications

• General Experience: Three years of experience providing knowledge of general maintenance practices involving the upkeep of buildings, grounds, fixtures, equipment, etc.
• Education Substitution: One year of high school education may be substituted for 3 months of general experience, up to a High School Diploma or GED for one year of general experience.
• Specialized Experience: One year of general maintenance work involving a variety of trade practices such as air conditioning and refrigeration, electrical work, plumbing, carpentry, masonry, painting, etc., including knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, chemicals, basic safe work practices, and supervision of human resources.
• Physical Requirements: Standing, stooping, bending, kneeling, climbing, and working in tiring and uncomfortable positions; frequently lifts and carries material weighing up to 50 pounds.
• Preferred Certification: A recognized professional certification or license in one trade (plumbing, HVAC, electrical, carpentry, or painting) is preferred.
