New Home Sales Specialist
Smith Douglas Homes is one of the fastest-growing home-building companies in the country, seeking an experienced licensed New Home Sales Specialist for the Raleigh metro area. As a New Home Sales Specialist, you will leverage your real estate sales experience to guide potential buyers through the homebuying process, helping families find affordable homes of enduring value. Your interpersonal and customer service skills will build trusted, long-lasting relationships with buyers, playing a key role in fulfilling Smith Douglas Homes’ mission to enhance the quality of people’s lives.
Responsibilities
- Monitor and analyze data and trends related to home sales.
- Assist in determining new home prices, home site premiums, and the release of home sites.
- Complete scheduled sales activities, including:
- Tracking “Home Definition Due” dates per community.
- Completing the Home Definition and finalizing options/selections as part of the Purchase Agreement.
- Confirming Homeowner Orientation and Final Loan Approval dates with buyers, Realtors, and lenders.
- Ensure the community plat board is updated to reflect available, on-hold, and sold home sites.
- Fully document all notes and correspondence with leads, prospects, buyers, Realtors, and lenders.
- Complete monthly competition studies and monitor market changes.
- Ensure appropriate community signage is maintained.
- Develop and maintain a consistent Realtor outreach and networking program, including implementing established marketing campaigns.
- Demonstrate amenities and unique architectural/design features to potential buyers.
- Maintain records of potential buyers within the established software system.
- Monitor the mortgage loan process and provide timely assistance to stakeholders.
- Communicate website updates and needed changes to Marketing staff.
- Participate in weekly Community Builder Meetings to resolve and uncover issues.
- Host Grand Opening and homeowner events.
- Manage records of all Product Development Changes and inform buyers as needed.
- Maintain current base pricing and option prices on website listing services.
- Manage FMLS (First Multiple Listing Service) responsibilities.
Requirements
- High School Diploma or equivalent.
- Georgia Real Estate License.
- Minimum of 3 years in residential home sales; new home sales experience preferred.
- Proficiency in Microsoft Office and internet-based tools.
