About the Role

A Neighborhood Sales Counselor manages the daily operations of the community sales office, focusing on achieving sales and closing goals. This role involves showcasing homes, delivering exceptional customer service, and guiding prospects through the homebuying process—from initial contact to closing—while meeting or exceeding monthly sales targets within defined profit margins.

Responsibilities

  • Engage with prospects online and in person, conduct model demonstrations, identify buyer needs, and guide them through the sales process from initial contact to closing.
  • Proactively follow up on leads from various sources, including self-prospecting, referrals, marketing campaigns, and realtors, using a consistent and organized approach.
  • Support buyers through contracts, financing, options selection, and construction; maintain regular communication to ensure a smooth closing experience.
  • Build and maintain strong relationships with realtors and stay informed on competitive market activity through regular reporting and research.
  • Ensure model homes and sales center are presentable, well-stocked, and operational; handle administrative duties as needed.
  • Maintain accurate records in CRM (HubSpot) and complete required reports related to sales activity, appointments, and community updates.
  • Demonstrate integrity, professionalism, and collaboration with sales and marketing teams to enhance the customer experience.
  • Achieve division and community-specific sales and production goals.
  • Conduct competitive market analysis and shop the competition to assess market positioning.
  • Complete Comparative Market Analyses (CMAs) on a monthly or bi-weekly basis.
  • Monitor and achieve Eliant Survey Scores and other division-determined goals to ensure accountability for customer experience.
  • Develop and maintain a strong network of realtor contacts and industry connections.
  • Attend and coordinate broker meetings and market-specific trainings to deepen understanding of the current market landscape.
  • Proactively generate traffic through phone calls, social media, events, and realtor outreach.
  • Follow up on leads from multiple sources, maintain consistent prospect communication, and support self-prospecting activities.

Requirements

  • High School Diploma or general education degree (GED).
  • Valid Real Estate License (as applicable by State).
  • 1–3+ years of sales experience.
  • Proven ability to close sales and deliver strong customer service.
  • Excellent verbal and written communication skills.
  • Highly organized with strong follow-through and ability to manage multiple tasks.
  • Proficient in Microsoft Office (especially Excel), Windows, and CRM systems such as HubSpot.
  • Quick to learn and adapt to new software and tools.

Physical Requirements

  • Ability to sit, stand, walk (including uneven terrain), bend, reach, climb stairs, and lift or carry items up to 25 pounds.
  • Full-color vision, adequate hearing, and clear communication skills.
  • Proficiency with computers, including keyboard and calculator use.
  • Work is performed in both office and field settings, including active construction sites with moderate noise, heat, cold, and inclement weather.
  • Operate a motor vehicle, visit jobsites regularly, and read construction plans.
  • Professional appearance and appropriate business attire are expected due to frequent public contact.

Pay

Estimated annual compensation is $60,000 per year (base salary of $60,000 plus commission). Base salary is paid bi-weekly, every other Friday.

Travel Requirements
