Multifamily-Land Acquisition Manager - Denver

Essential Duties and Responsibilities

  • Plan and direct all activities related to the acquisition of land and the entitlement of land for future apartment construction
  • Coordinate with the development and design department ensuring all related activities including water, sewer, storm water, electric, gas and telephone/internet are progressing to schedule
  • Negotiate the acquisition of property with the seller or the seller’s representative, coordinate with DHI Communities legal staff or representative to complete the contract with terms acceptable to DHI Communities
  • Create all documentation, reports and analysis to support buying/not buying decision for the project
  • Complete analysis to determine the financial viability of the project during the due diligence process and meet with the city to determine the city’s position on the project
  • Work with the Entitlement Department and Project Manager to resolve any issues that arise and continue to coordinate with the city to receive all approvals
  • Maintain due diligence documentation
  • Update management on acquisition status and issues on a timely basis
  • Research and develop new market data to determine markets that should be targeted for further investigation
  • Determine within those markets areas that are underserved by the existing apartment stock where DHI Communities could develop successful projects

Qualifications

  • Education and/or Experience: Bachelor’s degree from a four-year college or university; Two to five years of related experience and/or training
  • Skills: Must have a vehicle and a valid driver’s license; Strong verbal and written communication skills; Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications; Proficiency with MS Office and email

Preferred Qualifications

  • Working knowledge in Excel is preferred

Supervisory Responsibilities

  • Directly manages two or more employees in the Operations Department
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws
  • Interviews, hires, and trains employees; plans, assigns, and directs work; appraises performance; rewards and disciplines employees; addresses complaints and resolves problems

Pay

Salary Range: $120,000 - $160,000 Expires: 9/28/2026
