About the role
Ashland Greene is a Texas-based multifamily real estate company focused on acquiring, renovating, and operating Class B & C apartment communities. This role is built for a responsive, action-oriented leader who knows how to run properties, improve performance, and drive results from the ground up.
What You'll Own
- Lead weekly site visits and operational reviews to identify quick wins and long-term opportunities that boost income and lower expenses.
- Partner with AG Living property management and construction teams to execute value-add renovations and ensure rent premiums are captured.
- Monitor leasing, renewals, delinquency, maintenance, and vendor performance — then translate those findings into practical plans that increase NOI.
- Run weekly asset calls, help shape annual budgets, and provide clear, actionable feedback to onsite teams.
- Launch programs to generate other income (RUBs, ancillary services, marketing conversions) and identify expense efficiencies across properties without jeopardizing revenue.
- Track market and competitor activity to keep properties competitively positioned.
- Support tenant relations and retention efforts — use feedback to improve resident experience and occupancy.
- Work with Ashland Greene accounting leadership to learn P&L, cash position, KPIs, and investor reporting — responsiveness and a willingness to learn are essential.
What We're Looking For
- Current or recent Regional Manager, Area Manager, or Senior Community Manager in multifamily — looking to transition into asset management.
- Hands-on experience with multifamily property operations, leasing, renovations, or construction.
- Fiscally responsible and results-oriented, with a proven track record of improving property performance.
- Strong written and verbal communication, organization, and follow-through — responding quickly and clearly is critical.
- Curiosity and energy to learn accounting and financial analysis (we'll give you the mentorship and tools).
- Comfortable with property management software and basic financial reporting; analytical mindset to translate data into actions.
- Bachelor's degree in real estate, business, or related field preferred but not required.
